A temporary opportunity has arisen for an experienced Maintenance Team Manager - Voids to lead a high-performing team delivering maintenance services for empty homes. This role is ideal for someone with a solid background in property maintenance and voids management, ready to make an impact on service performance, customer satisfaction, and operational results.

Role Overview:

As Maintenance Team Manager, you will be responsible for leading and managing a team of operatives and contractors to deliver a high-quality, efficient, and cost-effective void repairs service. You will ensure void turnaround times meet targets while maintaining health and safety compliance, financial control, and excellent customer service.

You'll play a central role in improving operational standards, engaging with internal and external stakeholders, and driving service improvements that benefit both residents and business outcomes.

Key Responsibilities:
  • Lead a team delivering responsive maintenance and repairs for void properties.

  • Ensure voids are completed to agreed standards and within set turnaround times.

  • Drive a 'right first time' approach and ensure work quality and safety compliance.

  • Monitor and manage KPIs, performance data, and quality assurance standards.

  • Collaborate with lettings, surveyors, contractors, and other stakeholders.

  • Manage a maintenance budget (up to £7 million), authorising spend and controlling costs.

  • Ensure effective record-keeping, systems use, and compliance reporting.

  • Oversee health and safety compliance including asbestos, manual handling, and working at heights.

  • Respond to escalated complaints and environmental health notices when required.

What You'll Bring:
  • Strong experience in delivering property maintenance or building repair services.

  • Proven leadership skills managing direct reports and larger operational teams.

  • Excellent understanding of voids management and reactive repairs.

  • Clear track record of improving resident satisfaction and achieving KPI targets.

  • Commercial awareness and strong financial management capabilities.

  • Strong communication, problem-solving, and decision-making skills.

  • Understanding of relevant legislation, compliance, and health and safety standards.

  • Stakeholder management experience, including managing contractors and internal teams.

  • Full UK driving licence (required).

  • Relevant professional qualification (e.g. RICS) or equivalent experience (desirable).

Work Environment:

This is an agile role with 1-2 days per week office attendance in Stratford (E15). The remaining time can be worked remotely or on-site as needed to support operational delivery.
