The OpportunityA world-leading property consultancy is seeking a Chartered Building Surveyor (MRICS) to join its specialist Lease Exit Advisory team based in the West End. This is a rare opportunity to work in a highly focused, strategic role within one of the most respected teams of its kind in the UK.

The role is heavily client-facing and centres on advising major corporate occupiers—many of whom are FTSE 100 companies—on how to manage their lease exits in the most commercially efficient manner. The service includes managing dilapidations, negotiating with landlords, and saving blue-chip clients significant costs through strategic advice and lease exit negotiations.

This is a role that offers strong exposure, career specialisation, and exceptional financial reward through profit sharing and performance bonuses.

Key Responsibilities

  • Manage commercial lease exits from initial review through to completion

  • Carry out inspections, assess condition, and draft schedules of dilapidations

  • Provide expert advice on dilapidations liabilities and property condition

  • Negotiate with landlords and their advisors to reach commercially advantageous settlements

  • Analyse leases, calculate surrender costs, and contribute to cost-saving strategies for corporate clients

  • Work closely with legal teams, building consultants, and project managers

Candidate Requirements

  • MRICS-qualified Building Surveyor

  • Strong background in dilapidations, schedules of condition, and technical property inspections

  • Excellent client-facing and negotiation skills

  • Commercial awareness and an interest in strategic advisory work

  • Willingness to undertake training in lease analysis and surrender valuations
