Invision arecurrently representing a 50 Million Turnover Contractor who are seeking to recruit an Site Manager to work on and lead a project in the My client turns over 50 million and operate throughout the Commercial Office, Retail, Education, Healthcare and hospitality sectors. Project values are up to 5 million per project.
Role Scope:
We are looking for a Site Manager to lead a project, reporting directly to a Contracts Manager, and overseeing the project from inception to completion. The role involves all aspects of Construction Management, ensuring the safe delivery and execution of works on site. Responsibilities include managing subcontractors, addressing subcontractor issues, handling health and safety matters, and maintaining the project programme.
Key Duties:

Review project specifications, drawings, and scope to understand refurbishment requirements.

Develop site-specific plans and schedules in line with project timelines and client expectations

Conduct pre-start meetings with subcontractors.

Supervise all on-site activities, ensuring work is carried out safely, on time, to quality standards, and within budget.

Coordinate with contractors, subcontractors, suppliers, and consultants.

Manage logistics for materials delivery, storage, and use without disrupting ongoing operations (especially important in live refurbishments).

Sequence work to minimize disruption if the refurbishment is in a live/occupied environment.

Ensure the site complies with all relevant health, safety, and environmental regulations.

Conduct and maintain risk assessments, method statements, and site safety audits.

Implement safe systems of work, particularly where refurbishment can involve unknowns like asbestos, structural weaknesses, or hidden services.

Promote a safety-first culture among all workers.

Monitor workmanship, ensuring all work meets the specifications, drawings, and required quality standards.

Organize inspections (e.g., snagging, re-inspections) and manage corrective actions.

Ensure compliance with Building Regulations, fire safety standards, and any listed building requirements (if applicable).
Stakeholder Communication:

Serve as the main point of contact between the client, consultants, and site operations.

Provide regular updates to project managers and clients, including site reports, progress photos, and meeting minutes.

Handle tenant/occupant communication sensitively if refurbishment occurs in occupied buildings.
The Project:
Valued at 2 Million and working under a framework agreement, this project consists of a fast track refurbishment of a Commercial Office building, which includes a structural cut and carve and a Cat A fit out from shell and core through to handover. There will be MEP works and roofing works as part of this project.
