Project Manager – £10M School Extension

Location: West London Salary: Up to £90,000 (all-inclusive package) + Pension, Private Healthcare, 25 Days Annual Leave

Skilled Careers is proud to be commissioned to search for an experienced Project Manager to lead a dynamic £10M new-build school extension, incorporating cut & carve elements, within a live school environment.

The Project

  • Scheduled to commence on-site in four weeks

  • Scope includes demolition of an existing structure and construction of a new three-storey extension with a brick and block façade

  • Delivered in a live, occupied school environment where health & safety is paramount

The Role

Reporting to the Head of the Heritage Division, the Project Manager will play a hands-on leadership role.

Key Responsibilities:

  • Lead the day-to-day management of the site, ensuring all aspects of construction run efficiently and safely
  • Oversee site logistics, coordinating subcontractors, suppliers, and materials to maintain smooth operations
  •  Manage and mentor an Assistant Site Manager, fostering professional development and maintaining high performance
  • Ensure strict compliance with health & safety regulations, particularly within the live school environment 
  • Collaborate closely with clients, stakeholders, and regulatory bodies to maintain strong communication and transparency
  • Conduct progress meetings, risk assessments, and quality checks, ensuring the project stays on track
  • Proactively solve challenges, such as unexpected site issues, design changes, or logistical constraints
  • Monitor budget and cost control, ensuring financial efficiency while maintaining the highest standards

Candidate Requirements:

The ideal candidate will possess:

  • Professional Qualifications – MCIOB or an equivalent construction-related qualification.
  • Main Contractor Experience – Proven track record working with regional, Tier 2, or Tier 1 main contractors.
  • Leadership & Reporting Expertise – Ability to provide clear and concise progress reports to senior management and directors.
  • Live Environment Experience – Prior experience managing projects in occupied buildings, ensuring minimal disruption and strict health & safety compliance.
  • Sector-Specific Knowledge – Extensive experience delivering education or healthcare projects, ideally involving new-build extensions and full fit-outs.
  • Cut & Carve Experience – Preferred but not essential; familiarity with structural modifications is beneficial.
  • Location & Availability – Must be able to travel to West London five days a week.
