Position: Property Asset ManagerLocation: Westminster

My client is a well-established, family-run independent estate agency specialising in Sales, Lettings, Developments, and Property Investment across Central London. With offices in key locations, they are experiencing rapid growth and are looking for ambitious professionals to grow with them.

As part of this expansion, they are seeking an experienced Property Asset Manager to oversee all aspects of residential property management across Westminster, Kennington, and London Bridge. The successful candidate will manage a portfolio of circa 100 properties, ensuring a high level of service and maintaining strong client relationships.

Key Responsibilities:

  • Oversee the general maintenance of properties, liaising with contractors, obtaining quotations, and instructing works within set budgets.
  • Ensure properties are ready for new tenancies and oversee any large refurbishment projects from start to finish.
  • Handle end-of-tenancy negotiations, ensuring compliance with TDS guidelines and timely deposit releases.
  • Ensure strict compliance with safety regulations, including EICRs, EPCs, Gas Safety, and Smoke/Carbon Monoxide Alarm regulations.
  • Conduct periodic property inspections and provide detailed reports to landlords.
  • Maintain proactive communication with landlords and tenants, developing long-term relationships.
  • Negotiate contract renewals with landlords and tenants.
  • Keep property records up to date and work closely with the Lettings and Management teams to ensure top-tier customer service.
  • Ensure KPIs are met and company standards are upheld.

Ideal Candidate:

  • Residential property management experience essential.
  • Strong knowledge of lettings legislation (ARLA qualification preferred).
  • Excellent organisational skills, with the ability to prioritise and manage expectations.
  • Strong communication skills, both written and verbal, with a customer-focused approach.
  • Experience using property management CRM systems.
  • Polite, presentable, and professional at all times.
