Job Title: Senior Quantity Surveyor / Commercial Lead - Flagship London Residential Project
Location: West End, Central London
Salary: Up to 100,000 basic + 5,000 travel allowance (Salary level dependent on demonstrable experience)
We are currently representing a highly respected, leading main contractor and supporting them with their search for a Senior Quantity Surveyor to act as the Commercial Lead on a flagship project in Central London. This is a rare chance to work on a truly unique and prestigious scheme that involves the 90m+ transformation of a listed building into 40, super prime residential apartments and construction of state-of-the-art facilities including an underground gym, spa and swimming pool.
Our client is looking for a commercially astute and experienced Senior Quantity Surveyor or established Commercial Lead to take the reins and take the project through the final stages. With all major procurement now complete, your key focus will be on leading the commercial function through the crucial delivery phase to final completion.
Reporting to the projects leadership team, you will manage and mentor the existing site-based team. Your responsibilities will be focused on post-contract duties, including:
- Overseeing all downstream commercial activities and ensuring project profitability.
- Managing variations, valuations, and applications for payment.
- Producing accurate cost reports, forecasts, and managing project cash flow.
- Identifying and mitigating commercial risks.
- Acting as the key commercial point of contact for the Client, fostering a positive and collaborative relationship.
- Driving the project towards a successful final account settlement.
- Providing strong leadership and guidance to the commercial team on site.
Due to the projects complexity, our client is very specific about the background required. We need to see candidates who meet the following criteria:
- Proven Experience: Significant track record as a Senior Quantity Surveyor or Commercial Lead, operating within a main contractor environment.
- Project Experience: Demonstrable experience working on high-value (50m+) construction projects. Specific experience with listed buildings, complex refurbishments, or high-end/prime residential schemes in London is essential.
- Leadership: Proven ability to manage, mentor, and lead a commercial team effectively.
- Post-Contract Expertise: Strong background in managing all commercial aspects of a project after the procurement phase.
- Client Facing Skills: Excellent communication and negotiation skills, comfortable dealing directly with demanding clients and professional teams.
- Commercial Acumen: Sharp financial awareness and a proactive approach to cost control and value management.
- Realistic Expectations: Candidates seeking the upper end of the salary bracket (100k) must clearly demonstrate experience commensurate with this level on similar, complex projects.
