We're currently searching for someone to join a leading international education business as a Real Estate Analyst to support the global expansion of the group. You will play a key role in the growth strategy by providing research, analysis and transaction support in the sourcing and execution of real estate projects. As a genuine team-player, you’ll work cross-functionally with our central, regional and school teams to leverage operational data to generate capacity to facilitate organic growth and ultimately maximise EBITDA goals for the organisation.

Responsibilities - Real Estate Analyst

Support the strategy for capacity creation across all schools globally

Utilise operational data analytics to continually review capacity constraints in existing campuses based on existing capacity and local supply/demand dynamics

Research necessary market knowledge to be able to recommend markets to prioritise

Define priorities and actions in 3 hierarchal areas:

  • Optimization of capacity in existing campuses
  • Expansions via development of new buildings at existing sites
  • Development of new campuses on new land

Contribute to long term capex planning and annual capex budgeting process

Work with schools and regions where necessary to produce financial models and investment decks

Review financial models and provide feedback to regional teams to ensure accuracy, feasibility, and alignment with strategic objectives

Support regions in pre-project concept analysis by conducting market research, including expat population trends, local population wealth, income per capita, significant residential developments, and competitor school activity (new market entries or expansions), as well as researching build costs and building regulations

Preparation of complex financial models and investment cases for the Investment Committee and Board.

Experience: Real Estate Analyst

  • Strong academic background
  • Solid knowledge of financial accounting concepts and practice
  • Understanding of fundamentals of real estate investment and investment analysis
  • Outstanding analytical, financial modelling and valuation skills, strong PowerPoint skills
  • Highly numerate with a sound understanding of what lays behind numbers and drive revenues and profitability
  • Strong cross-cultural, interpersonal and communication skills to interact with diverse nationalities and cultures
  • Very visibly demonstrates integrity in their interactions with colleagues
  • Values and not rules driven
  • Not afraid of making decisions
