Purpose of the Role

Deliver an exceptional, high-quality management service tailored to the needs of Savills' high-net-worth clients and their prime residential properties. The Prime Residential Property Manager will take a lead role in the operational management of these multimillion-pound homes, ensuring their flawless presentation, safety, and maintenance, while upholding the highest standards of service to meet the expectations of discerning clients.

Key Responsibilities

  • Ensure that all property management systems, including reporting platforms and health & safety databases, are consistently updated and accurate. Maintain records and compliance documentation for all managed properties.
  • Ensure full compliance with all legal, statutory, and regulatory requirements, particularly those related to Health and Safety. Commitment to achieving NEBOSH or IOSH qualifications is essential.
  • Prepare each property for risk assessments, targeting a compliance rating of 85% or higher. Ensure all properties hold up-to-date risk assessments with actionable plans documented and implemented effectively.
  • Conduct regular inspections of all properties under management, ensuring they meet the highest standards in terms of maintenance, cleanliness, and presentation.
  • Complete and upload detailed quarterly property checklists, ensuring timely submission and accuracy.
  • Maintain regular communication with property owners, ensuring their expectations are met and any issues are promptly addressed. Conduct quarterly client meetings (or as required by contract) to review property performance and satisfaction.
  • Act as the first point of contact in emergency situations, responding promptly to incidents, coordinating with third-party contractors, and keeping clients informed until resolution.
  • Evaluate and manage service contracts, ensuring service levels meet agreed specifications. Address any underperformance swiftly and report findings to senior management.
  • Assist with the preparation of annual budgets, drafting recommendations with explanatory notes. Monitor expenditure, approve invoices, and track budgets to ensure alignment with financial expectations. Provide detailed input for budget reconciliations.
  • Record and monitor utility consumption at all properties, ensuring accurate data is maintained and shared with relevant stakeholders.
  • Develop and implement contingency plans to ensure adequate coverage during staff holidays, training, or sickness.
  • Ensure all properties maintain exceptional standards of presentation, cleanliness, and repair in keeping with the expectations of high-net-worth clients.
  • Prepare and implement contingency plans for site operations, ensuring seamless service delivery regardless of unforeseen challenges.
  • Produce and coordinate reports and updates in line with client requirements, ensuring professionalism and clarity in all communications.

Skills, Knowledge and Experience

Essential

  • Strong understanding of prime residential property management, particularly high-value estates or properties.
  • Excellent knowledge of Health & Safety compliance and relevant qualifications (NEBOSH/IOSH or a commitment to achieving these).
  • Financial acumen, including experience managing budgets and reconciling expenditure.
  • Outstanding communication skills, with the ability to liaise effectively with high-net-worth clients, contractors, and internal teams.
  • Proactive approach to problem-solving, with the ability to manage emergency situations effectively.
  • Leadership and mentoring experience, with a focus on team development and performance management.
  • Exceptional attention to detail, ensuring high standards across all aspects of property management.
