Maintenance Manager – Grade A Commercial Building

A leading name in the facilities management and building services sector is seeking an experienced Maintenance Manager to oversee operations at a prestigious Grade A commercial building in Canary Wharf. The Role
As Maintenance Manager, you’ll be responsible for the day-to-day management of building services operations, ensuring compliance, safety, and service excellence. You’ll lead a team of multi-skilled engineers and subcontractors, manage budgets, and act as the key point of contact for client-side stakeholders.
Key Responsibilities
Team & Operational Leadership
- Lead, motivate, and manage a team of engineers and technicians.
- Conduct regular briefings, performance reviews, and training sessions.
- Ensure all planned and reactive maintenance tasks are completed to high standards and within SLA/KPI targets.
Technical Oversight
- Oversee the operation and maintenance of electrical and mechanical systems including:
- LV electrical distribution, emergency lighting, fire alarm systems
- HVAC systems including AHUs, FCUs, chillers, boilers, and BMS
- Water hygiene and Legionella compliance
- Ensure plant rooms are maintained to a high standard of cleanliness and safety.
Compliance & Documentation
- Ensure all statutory compliance is met, including risk assessments, method statements, and permit-to-work systems.
- Maintain accurate records of maintenance activities, audits, and inspections.
- Champion health & safety across the site and ensure adherence to company policies.
Client & Stakeholder Engagement
- Act as the primary point of contact for client representatives.
- Attend regular meetings, provide updates, and manage expectations.
- Identify opportunities for service improvement and energy efficiency.
Financial & Contract Management
- Manage budgets and control costs effectively.
- Oversee procurement and performance of subcontractors.
- Support lifecycle planning and minor project works.
About You
- Qualifications: Recognised electrical or mechanical engineering qualifications (e.g. City & Guilds, NVQ Level 3, HNC/HND) + 18th Edition (if electrically biased).
- Experience: Proven track record in managing building services within high-end commercial environments.
- Skills: Strong leadership, excellent communication, and a client-focused approach.
- Knowledge: In-depth understanding of building systems, compliance frameworks, and FM operations.
Salary & Benefits

- Monday to Friday, 8:00AM – 5:00PM
