Your new role

Our client is seeking a Senior Estimator / Quantity Surveyor with a strong track record in estimating, pricing, and commercial management. Based in Lytham St Annes, this dual role will allow you to take responsibility for tendering new projects as well as managing ongoing project costs, ensuring projects are delivered on budget, on time, and to the highest standard.



Responsibilities will include:

  • Preparing detailed cost estimates and tender submissions for new build and refurbishment projects.

  • Producing accurate pricing for subcontract packages, materials, and labour.

  • Managing project cost control, including forecasting, valuations, and final accounts.

  • Liaising with clients, design teams, subcontractors, and suppliers to ensure commercial efficiency.

  • Supporting contract administration, risk management, and value engineering initiatives.

  • Identifying cost savings and opportunities to improve profitability.

  • Contributing to business development through competitive tender submissions and market insights.

  • Mentoring junior QS/estimating staff where required.



What you will need to succeed:

  • Proven experience as an Estimator, Quantity Surveyor, or dual role in a main contracting environment.

  • Strong estimating and pricing skills across new build and refurbishment projects.

  • Experience in the assisted living, residential, or care sectors is highly desirable.

  • Good understanding of JCT contracts and commercial management processes.

  • Strong negotiation, communication, and analytical skills.

  • Ability to manage multiple projects simultaneously.

  • Degree qualified in Quantity Surveying, Construction Management, or equivalent experience.

  • Proficient in Microsoft Excel, estimating software, and project management tools.
