Your new companyOur client are a specialist facilities service provider who deliver services to a commercial portfolio spanning the UK. They are hiring an Area Manager to join their team on a permanent basis to oversee operational delivery to a portfolio of housing sites (non-social housing & care) across London & Kent.Your new roleAs Area Manager, you will work closely and support the Regional Operations Manager to oversee the day-to-day operations of repairs, compliance, voids, and grounds maintenance services for residential accommodation across London & Kent. Your responsibilities will centre around maintaining high standards, meeting performance targets, and ensuring that health and safety, quality, and customer satisfaction are always prioritised.In this role, you'll oversee the operational management of void services predominantly, with some reactive maintenance, ensuring health and safety compliance while hitting performance and budget targets. You'll manage sub-contractors, optimize processes for maximum efficiency, and deliver exceptional value for money-all while maintaining the highest quality standards.With profit and loss responsibility, you'll monitor budgets, analyse trends, and implement solutions to keep operations running smoothly. From managing complex repairs to creating a culture of support and motivation within your team, your leadership will inspire excellence at every level.You'll work closely with key partners and stakeholders, ensuring seamless communication and collaboration, and will play a vital role in achieving KPI targets and business improvement plans. Plus, you'll receive specialised training to become the Responsible Person for Legionella and asbestos, ensuring top-tier compliance.You will be responsible for a team of 8, with no more than 4 direct reports consisting of a Delivery Manager, Administrator, and 2 Voids Maintenance Officers.What you'll need to succeedTo succeed in this role you will require a strong operational background within property maintenance, ideally within a housing environment however this is not essential. You will also require:
- Experience in delivering repairs, voids, compliance, and maintenance services is key, along with a proven ability to manage a supply chain effectively.
- Proven track record in operational delivery of maintenance services.
- Ability to confidently engage with clients and stakeholders.
- Line management experience.
- Contract management experience for outsourced maintenance services.
- Previous experience as a Responsible Person is desirable, as is a Health and Safety qualification such as NEBOSH or IOSH.
