- Handle all block matters while overseeing, mentoring and developing one junior member of staff.
- Prepare and manage budgets, collect service charges and ground rent, handle financial transactions, and maintain accurate records.
- Monitor and chase arrears, implementing processes to minimise late payments and ensure timely collection.
- Arrange repairs and replacements in shared areas, instruct and oversee contractors or internal teams, ensure compliance with health and safety regulations, and manage work orders through to completion and billing.
- Organise and attend meetings with leaseholders, contractors, and stakeholders, responding efficiently to queries and concerns.
- Arrange and review insurance policies for cost-effectiveness, and manage claims promptly in the best interests of all parties.
- Ensure adherence to lease agreements and compliance with all relevant legislation.
- Conduct regular inspections of properties and ensure corrective actions are addressed.
- Maintain required accreditations and commit to training and continuous professional development.
- Occasional travel to apartment blocks where required is essential.
- TPI Level 3 qualified
- 3+ years’ experience in a Block Manager role.
- Experience in managing a team would be beneficial.
- Strong IT skills, notably in Excel.
- Ability to communicate to different levels in the organisation via phone and email.
- High level of accuracy and attention to detail.
- Strong team player and able to work independently where required.
- Smart and presentable.
- Excellent organisational skills, especially around hitting deadlines.
- Shows initiative and has the ability to manage changing priorities.
