Your new role
Our client is seeking an experienced Quantity Surveyor to take commercial responsibility for a portfolio of affordable housing developments across Greater Manchester. You will oversee 2-3 live sites at a time, working closely with internal teams and the Employer's Agent to ensure strict contract compliance and profitability. The ideal candidate will have experience in both masonry and timber frame construction, be confident managing multiple contracts, and have a keen eye for cost control and reporting.
Responsibilities will include:
Managing the commercial function across multiple Housing Association schemes
Administering and ensuring compliance with JCT Design & Build contracts
Acting as the key liaison with the Employer's Agent, ensuring clear communication and contract adherence
Controlling all commercial aspects of subcontractor packages, from tender through to final account
Conducting take-offs and measurements from drawings to prepare BOQs and procurement schedules
Monitoring and challenging site performance and commercial delivery to ensure contract returns are met
Preparing and submitting monthly valuations and applications for payment
Processing subcontractor payments, variations, and maintaining accurate cost records
Supporting project teams with change management and variation costings
Producing monthly CVRs (Cost Value Reconciliations) and maintaining accurate cost-to-complete forecasts
Ensuring commercial risks are identified, reported, and managed effectively
Visiting sites regularly to provide support and carry out commercial reviews
What you will need to succeed:
HNC or higher qualification in Quantity Surveying or a construction-related field
Demonstrable experience managing Housing Association or RSL developments
Proven understanding of JCT Design & Build main contracts and contract administration
Strong background in both timber frame and masonry construction, across houses and apartments
Proficiency in COINS software and Microsoft Excel
Ability to carry out accurate take-offs and site measurements
Excellent cost control, financial forecasting, and commercial reporting skills
Strong communication skills with the confidence to challenge and support Site and Contract Managers
Organised, detail-focused and able to work across multiple sites independently
CSCS card and a valid UK driving licence
