Quantity Surveyor - Major D&B Project (Manchester)



Manchester - Salary: 50,000 - 65,000 + excellent benefits



The Role

An established main contractor is seeking an experienced Quantity Surveyor to join the commercial team on a large, high-profile Design & Build project in Manchester.

Reporting to the Commercial Manager / Head of Commercial, you will work closely with both the commercial and site teams to ensure successful project delivery, strong cost control, effective risk management, and maximised commercial returns. This role suits a builder-focused QS with strong site exposure and experience working for a main contractor.



Key Responsibilities

  • Implement and support the project commercial strategy

  • Assist with and take ownership of commercial functions from procurement through to final account

  • Prepare and analyse tenders, select supply chain partners, negotiate terms and place orders

  • Manage site records, document control and measurement records

  • Assist in preparing forecasts, targets and Cost Value Reconciliations (CVRs)

  • Prepare, submit and agree supply chain valuations, including certification and payments

  • Manage supply chain change control, including variations with robust records

  • Update projected final accounts regularly and agree supply chain final accounts in a timely manner

  • Commercially influence and challenge site management teams where required

  • Protect contractual and commercial entitlement

  • Actively participate in CVRs, maintaining an independent commercial view

  • Identify and manage risk and opportunity

  • Develop understanding of insurances, warranties and cash management

  • Oversee and support junior commercial staff, taking responsibility for their outputs

  • Carry out site-based and desktop quantity measurement

  • Support tendering activities when required

  • Ensure compliance with all internal commercial policies, procedures and systems



Person Specification

Essential:

  • Strong written and verbal communication skills

  • Confident user of modern technology and commercial systems

  • Fully conversant with standard methods of measurement

  • Strong commercial awareness and sense of ownership

  • Excellent time management, organisational, interpersonal and negotiation skills

  • Proven experience working for a main contractor on live construction projects

Desirable:

  • Knowledge of Eque2 (or similar commercial management systems)

  • Degree in Quantity Surveying or related discipline

  • Minimum 3 years' industry experience

  • Professional membership (RICS / CIOB)

Salary & Benefits

  • 50,000 - 65,000 basic salary

  • Car allowance: 5,500 per annum

  • Travel allowance: Up to 400 per month (home to site)

  • 25 days annual leave plus bank holidays

  • Group Life Assurance: 3x salary (post-probation)

  • Private Medical Insurance: Individual cover (post-probation)

  • Pension: 3% employer / 5% employee (employer increases to 5% post-probation)

  • Probation: 3 months

  • Notice period: 1 month (post-probation)
