Commercial Manager - Building Services
Newcastle

The Role
You'll be the commercial backbone of the operation, making sure every project is financially sound and contractually watertight. Expect to get stuck into:

  • Reviewing and improving contract prelims with the estimating team
  • Advising on procurement strategies and subcontractor selection
  • Preparing and negotiating subcontract documents and bills of quantities
  • Managing costs across all M&E projects, including CVRs and cost-to-complete forecasts
  • Reviewing contract conditions and flagging risks or opportunities
  • Signing off subcontractor payments and managing variations
  • Leading on risk/value management and cost control
  • Supporting the Ops team with commercial advice and contractual claims
  • Keeping tabs on current building contracts and ensuring compliance
  • Producing monthly commercial performance reports and forecasts
  • Driving final account agreements and client applications
  • Delegating effectively and mentoring junior staff


This isn't a static role. You'll be expected to challenge the norm, spot inefficiencies, and help shape better ways of working. That means:

  • Identifying problems and offering practical solutions
  • Championing quality and compliance through QEMS procedures
  • Promoting collaboration across teams and supply chain
  • Staying sharp on process improvements and best practice

About You
We're after someone who's commercially switched-on, confident in their decision-making, and not afraid to roll up their sleeves. You'll need:

  • Strong communication skills-written, verbal, and interpersonal
  • A proactive mindset with the ability to work independently
  • High attention to detail and the ability to juggle deadlines
  • Professionalism in how you present yourself and represent the business
  • A solid understanding of health & safety procedures and regulatory compliance
  • Discretion and integrity when dealing with sensitive information
