We are seeking a highly motivated and experienced Estates Manager to join our clients team in Newcastle. This is a pivotal role responsible for overseeing the management and operation of the companies estate portfolio, ensuring optimal performance, tenant satisfaction, and compliance with legal and regulatory requirements.

Key Responsibilities:

  • Lead the management of the estate portfolio, including maintenance, security, and health & safety compliance.
  • Develop and implement strategies for the efficient operation of properties, aiming for cost reduction and value enhancement.
  • Liaise with tenants, handling enquiries and resolving issues promptly to ensure high levels of satisfaction.
  • Oversee lease management activities, including negotiations, renewals, and terminations.
  • Coordinate with external contractors and suppliers, ensuring quality services are delivered on time and within budget.
  • Prepare and manage the annual budget for estate operations, monitoring expenses and implementing cost-saving measures.
  • Conduct regular site inspections to ensure properties are maintained to the highest standards.
  • Keep abreast of market trends and legislative changes that could impact the portfolio.

Requirements:

  • Proven experience in estate or property management, ideally within a multi-site portfolio.
  • Strong leadership and team management skills, with the ability to motivate and direct staff.
  • Excellent communication and interpersonal skills, capable of building strong relationships with tenants, contractors, and team members.
  • Knowledge of property law, health & safety regulations, and best practices in property management.
  • Financial acumen, with experience in budgeting, financial reporting, and cost management.
  • A degree in Real Estate, Property Management, Business Administration, or related field is desirable.
  • Membership of a relevant professional body (e.g., RICS) would be advantageous.
