Are you a dynamic and experienced leader ready to take ownership of Estate Services across a diverse housing portfolio? Join Cross Keys Homes as our Estate Services Manager and lead a high-performing team delivering exceptional standards, value for money, and a customer-focused approach.

About the Role

As Estate Services Manager, you will oversee the delivery and reporting of estate services and operations, including cleaning, grounds maintenance, garden support, and damp and mould cleaning. You’ll manage a £2 million annual budget and lead a team including Senior Estate Rangers, and a Cleaning Team Manager.

You’ll be responsible for:

  • Managing the £1m Grounds Maintenance contract and other estate service contracts.
  • Ensuring compliance with health and safety, waste management, and landlord obligations.
  • Leading estate inspections, communal area upkeep, and fire door compliance.
  • Using systems like Keystone, MCM, and Power BI to monitor performance and drive improvements.
  • Representing the department at internal and external stakeholder meetings.

What We’re Looking For

We’re seeking someone with:

  • Proven experience in line management, contract oversight, and budget control.
  • Strong knowledge of health and safety legislation (e.g. Health and Safety at Work Act 1974).
  • Excellent communication, IT, and reporting skills.
  • Ability to lead teams and deliver high-quality services in a fast-paced environment.

Essential Qualifications & Requirements

  • GCSEs in Maths and English (or equivalent).
  • IOSH, COSHH or equivalent health and safety training.
  • Full UK driving licence and access to a suitably insured vehicle.
  • Willingness to undertake a Basic DBS check.
