Job overview:
As the Facilities Technician, you will ensure all environmental conditions are maintained at all times with regard to critical building systems. Carry out Planned Preventative Maintenance (PPM), reactive and breakdown works to all mechanical and electrical systems within the site. Posses the ability to demonstrate relevant knowledge of, HV and LV electrical services, control panels, AHU's, pumps and motors which will include the ability to fault find with the help of the BMS and the utilisation of current alarm data.

Job Title: Facilities Technician
Pay Rate: 34,000 - 38,000 per annum (based on experience)
Location: Plymouth, PL6 7BP
Job type: Perm
Hours of Work:
37.5 hours a week
8.30am - 4.30pm (Monday - Friday)

- Ensure that reactive tasks throughout the building are completed and be proactive in highlighting areas where improvements can be made.
- Ensure that suitable spares are available to carry out both maintenance and reactive works. Provide parts lists and estimated timescales to carry out remedial works and send out site communications where necessary.
- Ensure the provision of a Safe and Healthy working environment, include the wearing of relevant PPE.
- Ensure that all plant rooms under your responsibility are always locked and are kept in a clean and tidy condition.
- Supervise and monitor of sub-contractors works whilst they are on site undertaking maintenance.
- Arrange and provide holiday and sickness cover at short notice and be flexible with working patterns where necessary.
- Ensure assigned tasks are actioned and completed as appropriate.
- Ensure tasks as directed are completed with the appropriate H&S awareness and implementation.
- Operate a Permit to Work System in accordance with Health & Safety procedures.
- Flexible with your working times towards the end of the day in the event of an emergency or if a critical alarm appears on the BMS.
- Proficient on computers to enable you to communicate via email and quote / order parts.
Requirements:
- Completed an apprenticeship and hold a Level 3 technical and vocational qualification or Level 3 Diploma in a relevant subject.
- Knowledge of Electrical systems, BMS Systems, HVAC, Boilers, Boiler Control Systems and emergency lighting systems.
- Fundamental understanding of mechanical, electrical and other utility systems.
- Up to 2 years Electrical facilities experience, with high levels of flexibility and innovation.
- Experience in Facility Equipment fault finding and maintenance activities.
- Experience in building services (Mechanical, Electrical, Fire Systems, Building Fabric, etc)
- Excellent interpersonal skills and self-motivated.
- Excellent report writing and PC literate.
- Ability to assess urgency and impact (e.g., safety-critical vs. routine maintenance).
- Completed City & Guilds 2391, 2394 and 2395 or BS 7671 - 18th Edition is distinct advantage.

- Technical Skills: Strong fault-finding ability on mechanical systems (AHUs, pumps, motors) using a BMS.
- Compliance Management: Experience leading site safety, specifically legionella and steam boiler compliance.
- Administrative Skills: Proficiency with computers to manage purchase orders, emails, and maintenance schedules (PPMs).
- Leadership Skills: Ability to supervise subcontractors, manage work requests (Facilities 360), and deputize for the Team Leader.
