Job Title: Housing Operations Team Leader
Location: Southeast/London
Salary: 40,000-47,000
Hours: Monday-Friday 40 hours per week 8.30am-5pm
Contract Type: Permanent
Purpose of the Role:
The Team Leader manages the team of Housing Officers and supports the Strategic Operational Lead by ensuring effective property inspections, incident management, complaints handling, and safeguarding checks.
They also manage relationships with subcontractors, ensuring standards, policies, and KPIs are met. The Team Leader attends stakeholder meetings and liaises with Customers, Regional Safeguarding Officers, Local Authorities, Police, and Emergency Services.
Key Responsibilities:
- Plan and prioritise your diary to ensure monthly one-to-ones, performance reviews, property inspections, and audits are completed and reported to the Strategic Operational Lead.
- Manage personal time and oversee a team of Housing Officers across the Southeast/London to ensure productivity.
- Provide guidance and support to the team in maintaining property standards and supporting Service Users.
- Meet personal Key Performance Indicators and assist the team in achieving the contract requirements.
- Liaise with stakeholders, local authorities, sub-contractors, and agencies like the Police, NHS, and charities.
- Ensure your team is trained and developed to meet contract needs and role requirements.
- Deputise for the Strategic Operational Lead at meetings when needed.
- Ensure complaints are addressed on time and assist the Property team with procuring new properties.
- Ensure property defects are reported, rectified, and maintained in line with contract and Health and Safety guidelines.
- Manage a caseload of Service Users and properties, ensuring Housing Officers facilitate inductions and attend dispersals.
- Conduct monthly property visits, report concerns, and manage overstayers or refusals.
- Maintain stores in line with purchasing procedures and Health and Safety standards.
Required Skills:
- Demonstrated experience in team leadership within the housing sector.
- Knowledge of inspections, audits, inventory, property management, and maintenance.
- Skilled in motivating, training, and managing teams effectively.
- Strong analytical, problem-solving, and decision-making abilities.
- Excellent verbal and written communication skills.
- Capable of planning and prioritising tasks to meet deadlines for self and team.
- Well-versed in regulations, contracts, and health and safety standards.
- Proficient in using Microsoft Office applications.

The successful candidate will need to hold a valid UK driving licence and will be required to undergo a satisfactory DBS (Disclosure and Barring Service) check and Counter Terrorism Clearance (CTC) check, in accordance with the responsibilities of the role.
