Our client is a best-in-class property and estate management company, and they are currently looking to recruit a dedicated property manager to join their busy residential team in Richmond, Surrey. They have amassed a vast portfolio across the UK over the years and have been managing an array of properties, such as mansions blocks, private estates, commercial units, and luxury riverside developments.
As part of our client’s residential department, you will be dealing with AST’s on behalf of large clients. This will consist of handling day to day property management duties, along with inspections, budgets & accounts, maintenance, insurance, service charges, and other ad-hoc responsibilities as and when required. Main responsibilities will include:
• Selecting responsible, reliable tenants with supervision of senior property managers• Carrying out relevant checks to confirm prospective tenants have the 'Right to Rent’ within the UK as set out by the Right to Rent/Immigration Act 2014, and to ensure further checks are applied as necessary• Uploading reference forms for potential tenants/guarantors onto the Homelet system. Tracking progress of the reports• Preparing 'move in pack’ for all new tenants including typing up tenancy documentation (AST’s, guarantor forms, inventories and standing orders) and issuing these to tenants• Writing/responding to clients and tenants as required or directed by senior management• Lodging new ingoing tenant’s deposits with the Deposit Protection Service• Advertising properties through all available channels - social media posts, leaflets, photography• Liaising with insurance companies and landlords on any insurance claims• Arranging the marketing, viewings and showing potential tenants around properties.
Personal specification:
• Residential property management experience with strong work ethic• Well-developed interpersonal and oral communication skills• Interpersonal skills and customer focused• Ability to work on own initiative• Good literacy and numeracy skills• Diplomacy• Ability to prioritise workload and work under pressure• Proven track record with excellent employment references• Well-developed customer services, communication, writing and listening skills• Able to professionally resolve conflict that may arise from time to time• A working knowledge of the Microsoft Office packages• Knowledge of the deposit’s procedure• Full UK driving licence.
This position comes a salary of ÂŁ36,000 to ÂŁ38,000. Working hours are Monday to Friday 9am to 5.30pm. You may have the opportunity to work from home 1 day per week after probation.
