We are seeking an experienced Site Manager to lead and deliver fast-paced commercial fit-out and refurbishment projects across the UK. While a background in fit-out is desirable, we are also open to candidates from a general build background who can demonstrate the right leadership qualities and problem-solving skills.

This position requires a professional, resilient individual who thrives under pressure, can make confident decisions on site, and proactively provides solutions without constant reliance on senior management. You must be a real problem solver, able to assess challenges on site quickly and present practical solutions that keep projects moving.



Key Responsibilities



Pre-Construction / Tender Stage

  • Arrange and attend site visits as required.

  • Complete project scoping documents on request.

  • Engage with subcontractors and check lead times to ensure key items are ordered on time.

  • Attend project handover meetings with the QS and Project Manager.

  • Set up project documentation (RFI, CI, NTC etc.), QA systems, and site files (electronic & hard copy).

  • Conduct pre-commencement photographic surveys.

  • Arrange temporary site accommodation, facilities, signage, and safety measures.

  • Review construction drawings against tender drawings.



Site Management & Delivery

  • Manage site operations from mobilisation through to client handover.

  • Carry out inductions, toolbox talks, and ensure compliance with Health & Safety standards.

  • Liaise directly with clients and attend regular site meetings.

  • Manage subcontractors, suppliers, and site staff to deliver projects on time and within budget.

  • Issue RFIs, NTCs, and other correspondence promptly.

  • Produce accurate weekly reports for the Contracts Manager, QS and Clients.

  • Monitor programme progress, manpower, and quality standards (ZERO defects policy).

  • Manage building control and regulatory inspections.

  • Conduct safety audits, raise purchase requests, and issue permits as required.



Financial & Reporting

  • Relay all variations promptly to QS/Contracts Manager for pricing.

  • Support progress claims and attend financial meetings.

  • Request guarantees, warranties, as-built documentation, and subcontractor statements.

  • Assist with final account preparation and project close-out documentation.



Completion & Aftercare

  • Ensure defects are addressed and signed off within agreed timescales.

  • Compile project data sheets, completion manuals, and subcontractor reviews.

  • Lead de-brief sessions and capture lessons learned.



What We're Looking For

  • 5-10 years' experience as a Site Manager within construction (fit-out or general build).

  • Proven track record managing projects valued between 100k-2m.

  • A natural problem solver, able to think on your feet and provide clear, practical solutions.

  • A Professonal demeanor, especailly on live sites.
  • Strong judgement and confident decision-making skills.

  • Excellent client-facing and communication abilities.

  • Commercial awareness with experience managing subcontractors and costs.

  • Competent with MS Office and project reporting tools.

  • Thorough knowledge of Health & Safety, QA, and building regulations.

  • Able to plan, prioritise, and deliver under pressure.

Desirable:

  • Relevant construction qualifications.

  • CITB or other safety certifications.

  • First Aid trained.
