An established chartered surveyors firm in Southampton requires a Property Manager to work within their professional and commercial team.With direct responsibility of a manageable portfolio of commercial and mixed use properties, you will need to be confident, organised and self motivated to support your clients and the team professionally and proficiently.A natural ease with clients, suppliers and team members is required to continue building strong working relationships and provide professional and practical advice whilst you best support the company portfolio.Core role responsibilities to include:

  • Handling ASTs
  • Property Compliance & Health & Safety
  • Property Inspections
  • Handling tenant and landlord queries in a timely and efficient manner
  • Lease reviews & expiries
  • Review, draft and apply basic service charge budgets
  • Prepare basic service charge reconciliations and reports
  • Invoice approval and ensuring expenditure is in line with approved budgets
  • Appreciation of risk assessment and health and safety requirements
  • Ensuring changes to tenant and landlord information remains up to date on the company CRM system.
  • Arrears chasing
  • Keeping up to date with property legislation

Personal Skills

  • The ability to work under pressure alone and as part of a team
  • Proficient Updating/reporting using company CRM system
