We are seeking an accomplished and highly organised Senior Property Manager or Head of Property Management to join a respected, independent estate agency in Sutton.
This is an exciting opportunity for an experienced, ARLA-qualified individual to manage a portfolio while leading and mentoring a small property management team. You'll play a key role in maintaining high standards, ensuring compliance, and delivering excellent service to landlords and tenants.

What You'll Be Doing (Key Responsibilities):
- Overseeing daily property management operations
- Mentoring and supporting junior team members
- Ensuring compliance with current lettings legislation and industry best practice
- Handling complex tenancy issues and landlord disputes
- Liaising with landlords, tenants, and contractors
- Enhancing internal processes and driving team performance
- Supporting directors with departmental reports and KPIs
- Maintaining high levels of customer satisfaction
What We're Looking For (Skills & Experience):
- Proven experience in residential property management
- ARLA-qualified (Level 3 or above) – essential or strong advantage
- Strong leadership and mentoring capabilities
- Calm and solutions-focused under pressure
- Excellent communication and organisational skills
- Up-to-date knowledge of lettings legislation and compliance
- Professional approach with high standards of customer care
- Full UK driving licence and own vehicle
