• Proven leadership experience managing 3+ direct reports
• Exceptional communicator and community builder
• Strong commercial mindset - leasing is the most important part of the role
• Experience managing voids and driving occupancy
• Resilient, confident, and solutions-driven
• Budget awareness (no need for full budget ownership)
• Comfortable leading and supporting:
• 1 Maintenance Technician
• 1 Assistant Resident Services Manager
• 1 Customer Service Advisor
• No facilities expertise required, but must confidently work with FM teams
• Someone clearly stronger than the internal ARSM applicant
