Day to Day Activities:

  • To have a good knowledge of the land market in the operating areas of the company and be able to identify opportunities and to deal thoroughly with feasibility/market research studies of the area in question.
  • To have a sound working knowledge of Excel spreadsheets and be able to produce cost appraisals and plot analysis to achieve the Company's budgetary requirements.
  • To have a good knowledge of planning strategy. To be able to negotiate with public and private sector to cover all aspects of investigations leading up to the acquisition of suitable sites.
  • To establish and maintain a network of contacts with Agents, Local Authorities and Utility companies to enable you to effectively fulfil the role.
  • To liaise with outside consultants (ie architects, engineers, planners etc.) to be able to produce viable schemes within the corporate parameters required to achieve a feasible planning consent.
  • To brief solicitors and progress matters diligently through the contract, advising on Report on Title, Transfer and Legal Agreements.
  • To achieve the Region's Land requirements in line with Agreed Policy on growth and sustainability.
  • In conjunction with the Planning & Technical Manager, review developments periodically to understand company product to give consideration to future phases/developments to ensure that sales potential maximised.

Reporting & Administration:

  • To prepare final reports to submit to MD & Head Office to allow these to be authorised to proceed to Contract.
  • To prepare MR and agree with Sales & Marketing Director using company templates.
  • To report weekly and monthly to the Management Team on progress of all schemes and completing all necessary management reports.
  • To report at Regional Board Meetings on progress of bids, planning & potential sites.
  • To liaise closely with other members of staff to ensure all schemes are produced to the Company's standards.
  • To produce regular Land Reports as required
  • Preparation & compilation of land purchase packs to include financial appraisal and Group Sign Off packs in the Groups format.
  • To advise on land purchase cost and sectional agreement costs to include generating fortnightly land cashflows.
  • To tender for and negotiate affordable housing provider bids for land purchased to include production and presentation of tender reports detailing preferred bidder.
  • To assist in the completion of section 106 agreements.

Knowledge & Specific Job Skills:

  • Good understanding of land buying process.
  • Good understanding of planning system and Local authority policies within the area of operation.
  • Scale drawing skills.
  • Use of Microsoft Office Programmes inc. Word, Excel & Powerpoint
  • Clean driving Licence.
  • Good understanding of local market conditions in area of operation.
  • Good range of local land introducer agents
  • Good sound knowledge of Bluebeam and its operation/use.
