Next Chapter Talent are proud to be partnering with a well-established property investment company in the search for a Senior Building Surveyor with proven experience in Repairs, Maintenance & Voids. This is a key role in driving the effective management, maintenance, and compliance across a substantial residential and commercial property portfolio (approx. 80% residential / 20% commercial split).

You’ll play a leading role in maintaining and enhancing property standards, delivering planned maintenance programmes, managing refurbishments, and ensuring health and safety compliance. ?? Key Responsibilities

  • Lead building surveys, property inspections, defect diagnosis, and specification writing for major works and refurbishments
  • Oversee repairs, voids, and planned maintenance delivery, ensuring works are completed on time and within budget
  • Prepare technical reports, drawings, schedules of works, and ensure compliance with statutory and contractual obligations
  • Analyse survey data, maps, and legal documents to establish accurate boundaries and specifications
  • Manage and monitor contractors, consultants, budgets, and project timelines
  • Support insurance claims through technical assessments and liaising with loss adjusters
  • Engage with residents, leaseholders, residents’ associations, and local authorities to communicate updates and manage stakeholder expectations
  • Respond to Housing Act notices and manage grant applications where applicable
  • Provide guidance to junior staff and support the Department Manager with escalated or strategic surveying matters
  • Review and approve invoices, quotations, and order forms, ensuring accuracy and value for money

?? What You Bring

  • Proven experience as a Building Surveyor focusing on residential repairs, maintenance, voids, and major works (ideally in a social housing or mixed-tenure environment)
  • A strong understanding of construction methods, materials, and best practice across both traditional and modern builds
  • Sound knowledge of Landlord & Tenant Acts, Housing Acts, Building Regulations, and Health & Safety legislation
  • Excellent analytical and problem-solving skills, with the ability to prepare clear technical documentation
  • Effective communication and stakeholder management skills, including residents, contractors, and colleagues
  • Proficiency in IT systems, report writing, and familiarity with dictation tools
  • A proactive, hands-on approach with the ability to manage multiple projects independently
  • Full UK driving licence and access to your own vehicle (essential)
