Your new role
Our client is seeking a commercially astute and highly driven Commercial Manager to join their leadership team based in Welshpool. This is a rare and exciting opportunity for an ambitious individual looking to progress into a Commercial Director role within 12 months. You will be responsible for overseeing all commercial functions, driving financial performance, implementing robust processes, and ensuring project profitability across a portfolio of contracts. This role is suited to someone with a hands-on approach and SME contractor experience.
Responsibilities will include:
Taking full commercial responsibility for construction projects from tender through to final accounts.
Implementing and maintaining effective commercial systems to enhance profitability and financial reporting accuracy.
Leading commercial input during the tender process and advising on commercial strategy.
Monitoring project budgets, forecasts, and cash flow to ensure healthy financial outcomes.
Identifying and mitigating commercial risks across projects.
Overseeing procurement and appointment of subcontractors based on capability, value, and project-specific needs.
Managing subcontractor performance, payments, and variation claims.
Leading contract negotiations to optimise project margins.
Providing strategic commercial direction to operational teams and reporting regularly to senior leadership.
What you will need to succeed:
Proven experience as a Commercial Manager or Senior Quantity Surveyor in an SME construction contracting environment.
Strong background across multiple sectors such as education, healthcare, social housing, commercial, and industrial.
A successful track record of improving commercial outcomes and implementing cost-saving initiatives.
Excellent subcontractor management, negotiation, and financial reporting skills.
Comfortable working in a hands-on, multi-project role with a small to mid-sized contractor (turnover 10m-30m).
Degree or professional qualification in Quantity Surveying, Commercial Management, or a related discipline (preferred).
Candidates from exclusively Tier One main contractors will not be considered due to the nature and scale of this role.
