My client is based in West Drayton and looking recruit a full time Premises Manager to be responsible, under the general supervision and direction of the Estates Manager, Principal and Senior Managers, working as part of a team, assisting in the maintenance and security services on trust premises and sites thereby ensuring a safe working environment. 

Job Purpose: To provide comprehensive property management and security services to West Drayton Academy. Collaborate with the Estates Manager to plan, coordinate, and implement inspections, maintenance, statutory compliance, and repairs for the academy buildings and grounds. Ensure the highest standards of service delivery, health and safety, and security are maintained.

Salary: £31,926 - £33,957 (Scale 6, points 16-20)

Hours: 36 hours per week, all year round with flexibility on how the hours are spread. Earliest start is 6.45am and latest finish is 6.30pm.

Contract: Permanent

Holiday: Equivalent of 38 days holiday per annum (inclusive of bank holidays)

Pension: 18.6% employer’s contribution

Start Date: As soon as possible

Some Key Responsibilities:

Management and Supervision:

  1. Coordinate and implement routine inspections and repairs of school buildings, equipment, and external environments.
  2. Advise on redecoration/refurbishment programs.
  3. Investigate site issues, propose solutions, and initiate repairs.
  4. Order and supervise repairs, acting as project manager for small maintenance contracts.
  5. Assist in preparing documentation for tenders or specifications of projects.
  6. Inspect and report defects in the internal and external fabric of the school.
  7. Manage window cleaning arrangements.
  8. Supervise contractors and ensure issues are promptly addressed.
  9. Report on buildings, maintenance, and health and safety issues at Academy Council meetings.
  10. Arrange for the opening, closing, heating, and availability of equipment for school functions and outside lettings.

Some Security and Health and Safety:

  1. Complete the annual Health and Safety audit and routine checks.
  2. Conduct water risk assessment checks and coordinate surveys.
  3. Ensure the Annual Building Inspection Plan is up to date.
  4. Ensure timely repairs and report defects.
  5. Inspect and repair internal and external play equipment.
  6. Arrange annual play inspections and implement recommendations.
  7. Advise SLT on health and safety matters.
  8. Ensure compliance with health and safety regulations.
  9. Implement and review the Health & Safety Policy.
  10. Conduct fire risk assessments and inspections.

Qualifications and Skills:

  • Proven experience in property management and security.
  • Strong knowledge of health and safety regulations.
  • Excellent organizational and project management skills.
  • Ability to supervise and manage staff effectively.
  • COSH Qualification 
  • Experience of working in a school or similar setting.
  • Highly skilled and practical.
