We’re working on behalf of a well-established independent estate and lettings agency with a strong presence across Somerset and North Somerset. Known for their excellent local knowledge and commitment to high standards, they offer a supportive, professional environment where team members are genuinely valued. Due to continued growth, they are now looking to appoint a Property Manager in their busy Weston-super-Mare branch.
Role Overview
This is a varied and hands-on role managing a portfolio of residential rental properties. The successful candidate will be responsible for delivering high-quality property management services, handling everything from routine maintenance to compliance and end-of-tenancy processes. This is a client-facing role requiring strong organisational skills and a proactive approach to problem-solving.
Key Duties
- Manage and oversee an allocated portfolio of residential properties
- Communicate with landlords, tenants, and contractors regarding maintenance issues and property matters
- Arrange and carry out property inspections, reporting back to landlords
- Ensure all legal and safety compliance requirements are up to date
- Manage tenancy renewals and rent recovery policies
- Handle end-of-tenancy processes, including check-outs and deposit negotiations
- Notify utility companies and local councils at tenancy start/end
- Respond to landlord and tenant queries in a timely and professional manner
- Provide support and guidance to junior team members where needed
Key Skills and Experience
- Strong customer service and communication skills
- Highly organised with the ability to manage a busy workload
- Confident problem solver, able to act on initiative
- IT literate and comfortable using property management software
- Experience in property management or property maintenance is preferred
- Knowledge of lettings legislation and compliance is an advantage
Package
- Full-time, permanent position
- Based in Weston-super-Mare
- Monday to Friday, 8:30am – 5:30pm
- 1 in 3 Saturdays, 9:00am – 1:00pm
- Salary: £25,825 to £26,880 per annum
