Job Purpose
We are looking for a confident, experienced Maintenance Operative to join a supportive company, you will manage multiple commercial and residential properties to ensure the safety, functionality, and upkeep of the sites through regular maintenance duties, with responsibility for fire door safety compliance, basic plumbing tasks, light testing, and general carpentry. This role plays a key part in supporting a safe and compliant environment for staff, visitors, and tenants.
Key Responsibilities
Fire Door Safety & Compliance
- Conduct regular inspections of fire doors in line with current fire safety legislation and company policies.
- Maintain accurate records of fire door checks, repairs, and certifications.
- Report and arrange remedial actions for any identified non-compliance issues.
- Liaise with fire safety professionals and assist with audits or inspections.
General Maintenance Duties
- Perform minor plumbing repairs such as unblocking sinks/toilets, replacing washers, and addressing minor leaks.
- Carry out light testing, including emergency lighting, and replace lamps, tubes, or faulty fittings.
- Undertake routine carpentry tasks including repairs to doors, locks, shelving, and furniture.
- Monitor and maintain basic building fabric and fittings across the premises.
- Assist with room setups, minor decoration works, and ad hoc tasks as needed.
Safety & Compliance
- Ensure all maintenance work is carried out in accordance with health & safety legislation and internal risk assessments.
- Maintain tools and equipment in good working order and ensure correct use of PPE at all times.
- Identify and report potential hazards or maintenance issues.
- Support emergency response procedures (e.g., evacuation, fire alarm testing).
Record Keeping & Communication
- Maintain up-to-date maintenance logs and asset records.
- Communicate clearly with colleagues, contractors, and building users to ensure minimal disruption during works.
- Report to management with updates on maintenance needs, outstanding issues
Essential Skills and Experience
- Proven experience in general building maintenance, caretaking, or handyman roles.
- Demonstrated knowledge of fire door safety and regulations
- Competency in basic plumbing, carpentry, and electrical testing (non-qualified level).
- Ability to work independently, prioritise tasks, and manage time effectively.
- Sound understanding of workplace Health & Safety requirements.
- Good record-keeping and reporting skills.
- A full clean driving licence.
Desirable Qualifications
- Fire Door Inspection Scheme (FDIS) certificate or equivalent (preferred).
- City & Guilds or NVQ in a related trade (plumbing, carpentry, painting and decorating or building maintenance).
- Working knowledge of COSHH, manual handling, and risk assessment processes.
- DBS check (depending on the environment, e.g., school or care setting).
