LOCATION: Hybrid split between working from home and the office in Wokingham (RG40).

We have a fantastic new job opportunity for a Social Housing Asset Managerwith extensive experience of managing large scale asset management projects, good knowledge of building safety regulations for social housing providers, excellent communication and organisational skills.

The organisation strives to provide every resident with a safe, quality, sustainable and affordable home, ensuring long-term stability and security of tenure. They are looking for a Social Housing Asset Manager who understands this philosophy and puts the residents at the forefront of their asset management practices.

As a small, local, Registered Provider of Social Housing, they set the bar high for housing provision in the Borough. They are entering a new era as an industry and as a provider. Many of their properties are now reaching ten years old and they want to create the foundations for how they manage their assets in the short, medium and long term.

The organisation is looking for an experienced Social Housing Asset Manager who can oversee the day-to-day asset management of a portfolio of 300 homes, and plan for their future investment.

DUTIES

Your duties as a Social Housing Asset Manager will include:

  • Develop and implement an effective asset management strategy which best meets the requirements of strategic plans
  • Provide contract oversight and performance monitoring of appointed managing agent and other partnership organisations including measuring service delivery against contract terms and KPIs
  • Be the designated stock "expert". The role requires a thorough knowledge about their stock, its users and its condition to drive maintenance and property condition improvements
  • Contribute to the preparation and management of organisational Business Plan, ensuring coherence with the Asset Management Plan to support effective service delivery and annual budget setting
  • Oversee major repairs, refurbishments and upgrades
  • Ensure regulatory compliance with all current and future safety regulations
  • Ensure thorough stock condition oversight, data analysis, and cost forecasting to guide future investment
  • Manage property related budgets for repairs, improvements and lifecycle costs. With specified responsibility of up to £500k
  • Identify financial risks and make recommendations for cost-effective asset strategies
  • Prepare and present business reports as required
  • As required report to the company Boards including Shareholder, senior Council colleagues and Elected Members on key programmes of work and performance
  • Lead the development and implementation of relevant policies, procedures and service standards to ensure compliance and best practice

CANDIDATE REQUIREMENTS

  • Extensive asset management experience
  • Ability to consider, create and implement a long-term asset management plan
  • Knowledgeable about changing building safety regulations for social housing providers
  • Proven track record of managing large scale asset management projects, budgets and timelines
  • Able to demonstrate the flexibility to adapt asset management strategies across a range of tenures, including supported, general needs, and leasehold housing
  • Proven ability to manage relationships with Managing Agents effectively
  • A great communicator - verbal and written with all stakeholders
  • Degree and/or post graduate qualification in a relevant subject
  • A housing qualification to a minimum of CIH Level 4 or equivalent, or a commitment to work towards this
  • Excellent digital/ICT skills and confidence to incorporate digital transformation
  • A driving license and access to a car
  • Experience of working within local government and a political environment would be desirable
