Job Summary :

The Facilities Maintenance Supervisor assigns, and reviews work of other carpenters/painters and assures work is structurally sound and to industry standard.  Provides oversight and supervision of Carpenter and General Maintenance Workers.  Perform door maintenance and repair, patch and paint repair, interior and exterior architectural asset and component inspection, maintenance and repair, and to lead architectural construction projects as needed.

Primary Duties

  • Responsible for performing a wide variety of carpentry assignments of a complex nature. In coordination with the IDIQ Program Manager and Site Maintenance Manager, provide oversight, resources and execution in an architectural support role for various MC Dean and SSI IDIQ repairs, SSI vendors, WHS and site improvement/new construction.
  • Responsible for responding or delegating within guidelines of contract requirements for service calls and other activities. Must meet strict contract response time requirements and completion time requirements to scheduled/unscheduled tenant requests for a variety of architectural maintenance and repair issues.
  • Schedule and conduct site walks, and quality assurance walkthroughs in conjunction with the tenants and WHS clients. Research and submit architectural cut sheets, O&M documents, and drawings as it relates to the approved projects and in support of MC Dean, SSI vendors and the WHS client. Write up permits and activity hazard analyses as required for these projects. Build scopes of work for both IDIQ repairs and new construction. Produce architectural design drawings within the scopes of work as required.
  • Strictly follow safety regulations, codes, and procedures. All work performed must meet quality standards and prescribed building codes.

Additional Responsibilities

  • Supervise and train maintenance staff on proper industry standard applications.
  • Coordinate with the Site Maintenance Manager on project planning, scheduling, construction, design and quality control requirements.
  • Monitor and inspect projects and prepares final report. Conduct weekly internal and exterior structural, architectural, door, and carpentry-related inspections, and provide written reports.
  • Work with and support other departments to include grounds maintenance, dock operations, and several service vendors as needed.
  • Secure all equipment and tools and complete work orders and logs.
  • Perform lock/door hardware repair and replacement.
  • Independently perform skilled journey level carpentry work in the construction, maintenance, alteration, repair, and remodeling of existing buildings, frames, walls, and various structures requiring precise measurement, close tolerance fit, and structural soundness.
  • Build frames, install floors, concrete forms and pours, construct handicap ramps, partitions, door, frame and hardware installation, perform interior and exterior trim work, and perform required demolition. Provide architectural and carpentry support for approved and scoped MC Dean IDIQ projects, SSI internal and service vendor projects.
  • Perform other responsibilities as assigned.

Qualifications: Education, Experience, and Certification(s)

  • High school diploma or General Educational Development (GED) is required.
  • At least five years of journey level carpentry experience required.
  • Two years’ supervisory experience in building construction trade required.
  • Facilities maintenance experience preferred.
  • Completion of Carpentry Trade School is highly desirable.
  • Flexible schedule required. Position is Monday - Friday daytime, but must be available, willing, and able to work predetermined evenings and weekends in addition to regular schedule. Per the contract, certain work can only be done outside of government regular hours to minimize impact to building occupants.
  • Clean MVR preferred.

Knowledge, Skills, and Abilities

  • Ability to supervise and manage to provide maximum productivity.
  • Proficient in the following areas: Senior level carpenter methods and practices. Maintenance and use of wood working, power and hand tools.
  • Occupational safety and health regulations, practices and procedures in accordance with OSHA 10. Inventory management of supplies and materials related to the various maintenance requirements. 
  • Estimation of goods, material, and supplies necessary to complete assigned work. 
  • Reading and interpreting diagrams, drawings and blueprints. Training and team building of personnel.  Interpersonal skills including ability to manage diverse personalities.
  • Ability to communicate effectively both written and verbally. Ability to schedule, multitask, and problem solve effectively.
  • Ability to organize, schedule, coordinate, and execute projects on time, on budget, and in accordance with building and OEM standards.
  • Must be proficient in the identification, safe use and appropriate applications of hand and power tools and equipment.
  • Creative problem-solving skills.
  • Communication — Very strong oral communication skills are required. Written communication is necessary. Must possess the ability to listen to, and understand information and ideas presented through spoken words and in writing. Must possess the ability to clearly communicate information and ideas.
  • Computer — Requires proficient level computer literacy as the use of a desktop / laptop computer and PDA (Personal Digital Assistant) will be required.
  • Knowledge and experience in use of Computerized Maintenance Management System (CMMS) software.
