JOB SUMMARY

The Maintenance Mechanic is responsible for delivering skilled maintenance and repair services in support of Uniland Maintenance Company, Inc., and the Property Management Department. This role ensures safe, functional, and well-maintained properties across both Uniland’s portfolio and third-party managed properties, by responding to service requests, completing scheduled preventive maintenance, and promptly addressing emergencies. The Maintenance Mechanic plays a key role in maintaining building systems, supporting tenant satisfaction, and representing Uniland with professionalism, technical expertise, and a strong commitment to quality service.

ESSENTIAL FUNCTIONS

  • Responds promptly to all maintenance requests, including emergency, routine, curative, and preventive work orders with professionalism and thoroughness.
  • Travels between multiple properties to perform skilled maintenance and repairs on a variety of building systems, such as HVAC, plumbing, electrical, and general facilities.
  • Diagnoses and resolves maintenance issues accurately, ensuring repairs are completed timely with minimum disruption to tenants and business operations.
  • Maintains a clean and safe work environment, including thorough cleanup of work areas after each task, while adhering to all safety standards, regulations, and company policies.
  • Monitors property conditions during site visits and proactively reports or initiates service requests for any needed repairs or improvements.
  • Communicates professionally and courteously with tenants, vendors, and internal teams while maintaining confidentiality and upholding Uniland’s commitment to high-quality service.
  • Accurately completes documentation, including work orders, timecards, service logs, and other required reports.
  • Participates in after-hours on-call coverage and responds to emergency maintenance requests in accordance with departmental protocols.
  • Properly uses, secures, and maintains company tools, equipment, and inventory; promptly reports any repair or replacement needs.


OTHER DUTIES  

  • Operates company vehicles in compliance with all traffic laws and company policy; ensures vehicles remain clean, organized, and road-ready condition.
  • Actively participates in and contributes to any/all initiatives when requested and/or required.
  • Participates in ongoing training and professional development to stay current with evolving building systems, codes, and industry best practices.
  • Supports overall property condition by assisting with routine inspections, preparing vacant units for occupancy, and coordinating with the Property Management and Sales teams to ensure smooth operations.
  • Procures maintenance supplies as needed, following company procedures and ensuring accurate documentation of costs.


EDUCATION & EXPERIENCE

  • High School Diploma or general education degree required.
  • A minimum of three years of experience in general building maintenance or a related skilled trade (e.g., HVAC, plumbing, electrical).
  • Experience working in commercial, multi-tenant or property management environments preferred.
  • At a minimum, OSHA 10-Hour Safety Certification is required or must be obtained.
  • Valid driver's license with a clean driving record required.


KNOWLEDGE, SKILLS & ABILITIES

  • Strong working knowledge of building systems, including HVAC, plumbing, electrical, carpentry, and general facility maintenance.
  • Strong understanding of applicable safety standards, building codes, and industry best practices for facility maintenance.
  • Familiarity with preventive maintenance software systems; experience with platforms such as Yardi is preferred.
  • Basic knowledge of computers and mobile devices for managing work orders, timekeeping, and communication.
  • Proficient in the safe and effective use of hand tools, power tools, diagnostic instruments, and general maintenance equipment.
  • Strong troubleshooting and diagnostic skills with the ability to implement practical, timely, and cost-effective solutions.
  • Strong communication and interpersonal skills with a focus on professionalism and customer service.
  • Effective time management and organizational skills with the ability to prioritize multiple tasks in a fast-paced work environment.
  • Ability to perform work across a variety of property types, including office, industrial, retail, and residential environments.
  • Ability to accurately complete documentation, maintain service records, and follow both written and verbal instructions.
  • Ability to work independently and manage responsibilities across multiple locations with minimal supervision.
  • Demonstrates initiative, reliability, and a strong commitment to maintaining clean, safe, and fully operational properties.
  • Maintains confidentiality when handling sensitive information and represents the company with integrity and professionalism.
  • Willingness to work flexible hours and respond to emergency calls as part of an on-call rotation.

 

PHYSICAL DEMANDS & WORK ENVIRONMENT

  • Frequently required to stand, walk, bend, squat, crouch, kneel, twist, and reach (including overhead) for extended periods while performing repairs and preventive maintenance across multiple sites.
  • Regularly lifts, carries, pushes, and pulls tools, equipment, and materials; frequently up to 50 pounds and occasionally greater weights with assistance, carts, dollies, or other mechanical means.
  • Must be able to safely use and climb ladders of various classifications (including step ladders, straight/single ladders, extension ladders, and fixed ladders) and stairs; work from elevated surfaces (including roofs, lifts, and mezzanines); and access mechanical rooms, basements, crawlspaces, and other restricted or confined areas as job duties require.
  • Requires frequent use of hands and fingers for repetitive tasks such as gripping, pinching, turning, and manipulating small parts while operating hand and power tools, test instruments, valves, and controls; regular use of a phone/tablet for work orders and communication.
  • Visual acuity (near and distance) and hearing sufficient to diagnose equipment issues, read meters/gauges/prints, interpret written instructions and safety signage, and communicate effectively with tenants, vendors, and coworkers.
  • Work is performed across multiple commercial properties in varied environments including tenant-occupied spaces, common areas, loading docks, parking lots, rooftops, mechanical/electrical rooms, and outdoor areas; work may occur in all weather conditions.
  • Regular exposure to conditions typical of commercial maintenance work, which may include moving mechanical parts, electrical hazards, work at heights, confined spaces, vibration, dust, fumes, odors, cleaning chemicals/solvents, and moderate to high noise levels; required to wear appropriate PPE and follow all safety procedures.
  • Regularly travels between properties during the workday and operates a company vehicle to respond to work orders and emergencies; must be able to safely drive in varying traffic and weather conditions and comply with all driving safety protocols.
  • Must maintain a valid driver’s license and an acceptable driving record in accordance with company policy.
  • May be required to work evenings, weekends, and holidays and to participate in an on-call rotation; must be able to respond promptly to emergency calls, which may require travel to various properties outside of normal business hours.
  • Ability to sit for extended periods while driving and to frequently enter/exit a vehicle and carry tools and materials into and through commercial buildings, including navigating stairs and uneven surfaces.
