NM Residential is seeking an experienced Lead Maintenance professional to join our dynamic team at our beautiful apartment community, Marden Ridge Apartments.
Along with the Property Manager, the Lead Maintenance is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for the apartment community. 
Key Responsibilities
• Supervise and support on-site maintenance staff, including scheduling, work assignments, and day-to-day guidance, under the direction of the Property ManagerÂ
• Coordinate apartment make-ready activities, service requests, and maintenance priorities to ensure timely completion and readiness for occupancyÂ
• Work closely with the Property Manager and office team on unit walks, inspections, move-ins, and move-outsÂ
• Perform and oversee repairs to appliances, plumbing, HVAC, electrical, and general building systemsÂ
• Monitor work quality, reduce callbacks, and ensure repairs are completed correctly and safelyÂ
• Maintain maintenance supply inventory and assist with budget monitoring; obtain approval for major or unbudgeted purchasesÂ
• Conduct regular property inspections to identify maintenance needs, safety hazards, and preventive maintenance opportunitiesÂ
• Ensure cleanliness of work areas and proper removal of trash and debris during make-ready activitiesÂ
• Train and mentor maintenance staff and provide input on performance, development, and corrective action as neededÂ
• Coordinate preventive maintenance programs and complete required safety auditsÂ
• Perform other duties as assigned by management
Technical Maintenance Responsibilities
- Appliance Repair – Troubleshooting and repair of washers/dryers, pumps, transmissions, and water heaters
- Carpentry – Cabinetry, door hardware, hinges, drywall repair/replacement,windowand shelving installation
- Electrical – Replace outlets, switches, fixtures, circuit breakers, photocells, and ballasts; use test equipment safely
- Housekeeping – Proper use of MSDS and cleaning chemicals;maintaincleaning equipment
- HVAC – Filter changes, coil cleaning, pump replacement, troubleshooting via schematics and wiring diagrams; EPA Type II certification preferred
- Plumbing – Repairs on copper, PVC, and CPVC; toilets, fixtures, valves, water heaters; use of electric auger or snake
- Pool/Spa Care – Filter cleaning, chemical testing, pump/motor repair,safetyand signage compliance
Schedule
• Monday through Friday, 8-hour shiftÂ
 • On-call rotation required for emergencies
Qualifications
- Education: High School Diploma or GED (required)
- Experience:
- Minimum of 5 years of maintenance experience (required)
- Minimum of 3 years of maintenance supervisor or lead role experience (required)
