Job DetailsJob Location: The View at Broadlands - Ashburn, VA 20148Position Type: Full TimeEducation Level: High SchoolTravel Percentage: Up to 50% Job Shift: AnyJob Category: Real Estateob Title: Regional Operations Manager  FLSA Status: Exempt  Location: Remote with regional travel in NC and VA Job Summary  The Regional Operations Manager (ROM) provides critical field-based leadership across a defined region, ensuring operational continuity and excellence at communities without an on-site Property Manager and supporting other assets as needed. This role fills leadership gaps, reinforces company standards, and drives consistent execution of leasing, collections, compliance, and service expectations. By partnering closely with regional leadership, the ROM ensures properties remain stabilized and aligned with performance targets while serving as a resource for training and operational support.  Key Responsibilities  Property Manager Coverage  Serve as the acting Property Manager at communities without an assigned Manager.  Maintain all essential functions including leasing oversight, resident relations, rent collection, file integrity, unit turns, and reporting.  Provide stability and accountability until a permanent Property Manager is hired and trained.  Regional Support  Assist other properties within the region to reinforce operational standards, close performance gaps, or support during staffing transitions.  Ensure adherence to company SOPs and compliance requirements across all assignments.  Support Regional and Senior Regional Managers by providing coverage and relief where needed.  Training & Coaching  Mentor on-site teams by modeling best practices in leasing, collections, compliance readiness, and resident service.  Identify training needs during site visits and coordinate with Learning/Compliance for follow-up.  Support onboarding of new Property Managers to ensure smooth transition.  Performance Oversight & Reporting  Monitor KPIs at assigned sites including occupancy, AR, leasing conversion, and maintenance service levels.  Deliver concise reporting to Regional/Senior Regional leadership with recommendations for improvement.  Ensure properties remain audit-ready and compliant with all LIHTC, RD, HUD, and Fair Housing requirements.  Collaboration  Work cross-functionally with Service & Facilities, Compliance, and Marketing to ensure strong performance across the portfolio.  Escalate operational risks or needs promptly to regional leadership.  Success Metrics  No disruption in operations at communities without a Property Manager.  AR >30 days maintained within company standards.  Unit turn times and work order aging consistently meet benchmarks.  Audit readiness achieved with zero critical findings during ROM coverage.  Newly hired Property Managers are fully onboard and performing within expected timelines.  Qualifications  5+ years progressive experience in property management with multi-site or floating leadership responsibility, preferably in affordable housing (LIHTC, RD, HUD).  Strong working knowledge of compliance programs and operational SOPs.  Proven ability to step into leadership gaps and stabilize operations quickly.  Excellent communication and team coaching skills; adaptable and resourceful.  Ability to travel regularly throughout the assigned region.  Work Conditions  Travel: Frequent travel within the assigned region; site-based role.  FLSA: Exempt.      Qualifications
