Job Description

We are seeking an Associate to join the Capital Projects team in Atlanta, GA. The role has two primary areas of focus: portfolio-wide responsibility for capital project reporting and hands-on management of capital improvement construction projects. Capital Projects encompass a broad range of capital investments in our existing assets, including building and site improvements, major repairs and replacements, tenant improvements and make-ready projects. The Associate will help create a consistent, accurate view of capital project activity across the U.S. Logistics portfolio while also working alongside experienced Capital Projects Managers to develop practical knowledge of how capital improvements are scoped, budgeted and executed.

This combination of portfolio-level responsibility and project-level experience is intended to provide broad exposure across the real estate lifecycle and develop a well-rounded real estate professional. The Associate will report directly to SVP, Head of Capital Projects and work closely with Capital Projects Managers as well as Asset Management, FP&A, Dispositions, Property Accounting and regional teams, with the opportunity to take on greater project and regional responsibility over time.

Role & Responsibilities:

  • Coordinate and lead portfolio-wide capital expenditure reporting and tracking, including approved budgets, commitments, actual spend, forecasts, project status and key variances

  • Work alongside experienced Capital Projects Managers to manage and lead capital projects including project meetings, site visits, contractor and consultant coordination, and other project execution activities

  • Support annual capital budgeting, quarterly reforecasting and ongoing capital planning in partnership with Capital Projects, Asset Management and FP&A

  • Analyze project and portfolio performance, including budget-to-actual results, forecast changes, variances, trends and key risks

  • Coordinate capital project analysis, forecasting and reporting, partnering with Property Accounting and FP&A to ensure accurate project accounting, accruals and financial reporting

  • Support portfolio-wide disposition activity by coordinating capital-related diligence, tracking ongoing projects and identifying remaining capital requirements

  • Develop an understanding of how capital investment decisions affect asset performance, leasing, valuation and disposition strategy, with increasing responsibility for individual projects and regional initiatives over time

  • Build strong working relationships across Capital Projects, Asset Management, FP&A, Dispositions, Property Accounting and external property managers, consultants and contractors

  • Contribute to the development of best practices, reporting tools and standardized processes across the Capital Projects function

  • Other projects and analyses as assigned

Your Qualifications:

  • Bachelor’s degree in real estate, finance, accounting, construction management, engineering, business or a related field

  • 4-7 years of relevant experience in commercial real estate, capital projects, asset management, development, construction/project management, real estate finance, FP&A or a related field

  • Curiosity and demonstrated interest in both the financial and physical aspects of commercial real estate, with a desire to develop hands-on capital project experience

  • Strong analytical skills and advanced Microsoft Excel proficiency, with the ability to organize and analyze project budgets, forecasts, actual spend and large data sets

  • Strong attention to detail and organizational skills, with the ability to maintain accurate information across multiple projects, assets and regions

  • Strong written and verbal communication skills, with the ability to clearly communicate project status, financial analysis and key issues across Capital Projects, Asset Management, FP&A and Dispositions

  • Highly collaborative and comfortable working across multiple functions, including Capital Projects, Asset Management, FP&A, Dispositions and Property Accounting

  • Proactive, accountable and able to manage multiple priorities in a fast-paced environment.

  • Industrial/logistics real estate experience is a plus

  • Ability and willingness to travel frequently for project meetings, site visits and other portfolio needs
