Position Summary
Position Summary
We are seeking an experienced, versatile, hands-on Maintenance & Operations Floater to provide maintenance and operational support across multiple company properties.
This is a mobile, multi-property position for someone who can go where needed and get the job done. Responsibilities will vary based on operational needs and include skilled maintenance and troubleshooting, unit turns, landscaping and grounds, irrigation, corridor and breezeway cleaning, trash collection, property cleanup, and special projects.
Regular travel between properties throughout the Atlanta metro area is required, along with occasional out-of-state and overnight travel to support other company properties, staffing needs, and special projects.
A company vehicle is provided for authorized business travel.
Key Responsibilities
- Troubleshoot and perform repairs involving HVAC, plumbing, electrical, appliances, carpentry, drywall, painting, and general maintenance based on training and qualifications.
- Complete work orders and assist with preventive maintenance.
- Assist with unit turns, make-ready work, punch work, and property projects.
- Support landscaping, grounds maintenance, irrigation, exterior cleanup, and landscaping projects.
- Provide Day or Night Maintenance Technician coverage as needed.
- Maintain corridors, breezeways, stairwells, common areas, and exterior areas in clean and presentable condition.
- Sweep, vacuum, remove debris and cobwebs, pressure wash, and perform other property-cleaning duties as needed.
- Assist with or perform door-to-door trash valet collection when covering evening/night operations.
- Support dumpster/compactor areas and general property cleanup.
- Assist with renovations, property improvements, capital projects, and special assignments.
- Travel between properties to provide coverage during vacancies, call-outs, PTO, staffing shortages, emergencies, and high-volume periods.
- Travel to out-of-state company properties when assigned for temporary coverage or project support.
- Identify and report maintenance and safety concerns.
- Document work and property conditions using required company applications.
- Perform additional hands-on duties as needed to support property operations.
Qualifications
- Hands-on experience in multifamily maintenance, facilities maintenance, construction, skilled trades, or a related field preferred.
- Working knowledge of HVAC troubleshooting, plumbing, electrical, appliances, carpentry, and general repairs.
- EPA Section 608 certification preferred; strong HVAC troubleshooting experience highly preferred.
- Unit-turn, make-ready, and work-order experience preferred.
- Landscaping, irrigation, or grounds-maintenance experience is a plus.
- Strong troubleshooting and problem-solving skills.
- Dependable, flexible, and willing to perform a wide variety of hands-on property tasks.
- Ability to work independently and adapt to changing property priorities.
- Must be willing to travel regularly between multiple properties and occasionally travel out of state, including overnight stays.
- Valid driver's license and ability to meet company requirements for operating a company vehicle.
- Employment is contingent upon successful completion of a pre-employment background check.
Physical Requirements
- Ability to lift and carry up to 50 lbs.
- Ability to walk properties for extended periods and regularly climb stairs.
- Ability to stand, bend, stoop, kneel, reach, push, pull, and perform physical labor.
- Ability to safely use maintenance, landscaping, and property-service tools and equipment.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to perform the essential functions of the position, with or without reasonable accommodation.
