Position Overview:
We are seeking an experienced Preconstruction Estimator to support all aspects of the preconstruction and early project development process. This role is responsible for quantity takeoffs, budgeting support, subcontractor solicitation, bid analysis, procurement coordination, and design-phase collaboration for multifamily construction projects.Â
The estimator works closely with the Director of Preconstruction, Preconstruction Managers, Operations Teams, Consultants, and Trade Partners to support accurate budgeting, procurement planning, and risk identification from conceptual design through construction turnover.

Key Responsibilities:
Estimating & Budget Development:
- Perform quantity takeoffs and assist with development of conceptualÂ
- Review drawings, specifications, and project documents to develop accurate scope and pricing assumptions
- Assist with pricing analysis, budget updates, VE options, and estimate reconciliations throughout design process
- Support development and maintenance of historical cost databases and conceptual pricing benchmarks
- Identify scope gaps, constructability concerns, and pricing/scope risks during estimate development
Subcontractor Solicitation & Procurement Support:
- Assist with subcontractor identification, qualification, solicitation, and bid coverage tracking
- Coordinate with subcontractors and vendors regarding pricing assumptions, scope clarifications, exclusions, and qualifications.
- Participate in bid leveling and comparative analysis of subcontractor proposals
- Support procurement planning efforts for long-lead materials and critical trade packages
- Assist with development and maintenance of subcontractor and vendor relationships across markets
Preconstruction Coordination:
- Support Preconstruction Managers with constructability reviews, value engineering exercises, and design coordination efforts
- Maintain organized project documentation including drawings, specifications, estimates, bid tabs, scope sheets, addenda, and VE logs
- Collaborate with Project Controls and Operations teams regarding logistics considerations, schedule assumptions, and procurement milestones
- Assist with utility coordination, permitting reviews, and design-phase risk tracking as directed by the Preconstruction Team
- Support internal handoff meetings and preparation of project handoff documentation
Qualifications:
- 3-5+ years of experience in preconstruction, estimating, or project management experience required; preferably in multifamily, mixed-use, or wood-frame construction
- Experience supporting multifamily preconstruction or estimating efforts preferred
- Strong ability to read and interpret construction drawings, specifications, and project documents
- Knowledge of quantity takeoff methods, conceptual estimating, and subcontractor procurement processes
- Experience with LIHTC, Davis-Bacon, or affordable housing construction preferred
- Proficiency in estimating and project management platforms such as Sage Estimating, Bluebeam, Procore, and Excel
- Strong communication, organization, and leadership skills
- Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field preferred
