Job Description:

POSITION RESPONSIBILITIES AND DUTIES

  • Able to perform all Project Manager and Estimator responsibilities related to a designated specialty scope of work
  • Meet and maintain bidding and work schedules for DFH/Specialties/Millwork area
  • Develop and maintain good relationships with all Business Partners
  • Assist with business development and participate in job interviews
  • Effectively estimate and complete DFH/Specialties/Millwork project scope with full or enhanced fee
  • Specialty Scope - Estimating
  • Review plans, requirements and specifications for DFH/Specialties/Millwork project scope
  • Prepare accurate quantity takeoffs, labor, materials and construction equipment costs, and produce conceptual estimate for designated scope of work
  • Coordinate subcontractor solicitations, job walks, manage final subcontractor bid list and communications
  • Manage specialty scope bid compilation on bid day, compare competitive trade bids
  • Perform post-bid buyout for project scope of work
  • Specialty Scope – Project Management
  • Establish budget, contract price and contract review (GMP/Lump Sum/Unit Price) for project scope
  • Negotiate, prepare and issue subcontract bid packages and material purchases
  • Set up and implement job procedures and techniques to assure timely buyout, shop drawing approval and material delivery for project scope
  • Keep project scope on schedule and aligned with the overall master schedule
  • Work with Superintendent to develop safety plans and implement safety procedures related to project scope
  • Review contract conditions; ensure compliance with all contract terms
  • Maintain timely and accurate reporting to management
  • Organize meetings for management and subcontractors as required by project scope
  • Supervise documentation of all significant project events, e.g., accidents, delays, Change Orders
  • Direct project scope preconstruction services and activities
  • Maintain quality control (integrity and excellence of completed project scope)
  • Complete all project scope close-out procedures
  • Conduct warranty follow-up (1-year warranty walks) as required
  • Supervise and train staff members (if applicable)
  • Other responsibilities as assigned

MINIMUM SKILLS AND EXPERIENCE

  • Engineering, Construction Management or Architectural degree or equivalent experience
  • Field construction management and estimating experience (5-8 years, including supervisory skills)
  • DFH/Specialties/Millwork experience 3-5 years
  • Leadership ability
  • Problem-solving ability and strong sense of urgency
  • Organizational and communication skills
  • Drafting and computer skills
  • Fundamental knowledge of contract law and project accounting
  • Thorough understanding of all project management control systems (scheduling, cost control, procurement and estimating)
  • Ability to read and understand specifications and drawings
  • Ability to make accurate judgments and calculations
  • Working knowledge of construction costs and principles in the specific region/area of employment
  • Estimating experience (quantity takeoffs, purchasing accounting; engineering design knowledge and project management experience desirable)
