Gemini Construction Company, LLC is the construction arm of Hull Property Group and specializes in performing all aspects of retail construction in operating environments. Gemini Construction works in cooperation with Hull Property Group to complete large scale renovation and demolition projects, everyday site work and store build outs for national retailers at all the company's retail properties. Together Hull Property Group and Gemini Construction work to create welcoming and functional shopping environments that appeal to both tenants and customers. 


Job Summary

The Construction Estimator will work for an in-house commercial general contracting division of a growing real estate development firm located in Augusta, GA which specializes in redeveloping commercial and retail properties. The Construction Estimator will review plans, perform takeoffs and create detailed estimates of such scope. The estimate serves a critical role in defining the scope of work for the project management team and controlling construction costs. This position may include buy-out of specific trades and materials.

Roles & Responsibilities

  • Gather and organize all available information related to the project.
  • Explore information to identity missing or conflicting scope/detail related to successful constructability of the project.
  • Assist with construction document/plan/spec review, redlining and value engineering.
  • Perform digital takeoffs using On-Screen Takeoff (OST) or similar that highlight the scope of work.
  • Estimate components of the scope of work, such as material, labor and equipment, required to complete project using Sage Timberline Estimating and Microsoft Excel using existing cost information.
  • Work with the team to review and finalize takeoffs and estimate for use in the buyout and execution phases of the work.
  • Build and maintain rapport and an open line of communication with the entire project management team.
  • Optional ability to price material with vendors and negotiate before handing off to project management team.

Requirements/Qualifications

  • Bachelor’s degree in construction, engineering, business management/finance/accounting or similar fields is preferred but not required based on level of experience and aptitude.
  • 1+ years of commercial construction experience across multiple trades is preferred.
  • Computer skills and demonstrable competency with software using Microsoft Windows 10 with preferred experience in using Microsoft Office Suite, On-Screen Takeoff, Sage Timberline Estimating, etc.
  • Ability to create and input data into spreadsheets and good understanding of data analysis.
  • Ability to understand and learn/interpret construction drawings, specifications, and renderings.
  • Critical thinker and problem solver.
  • Ability to communicate effectively.

Workplace Environment

  • Onsite.  Remote work is not available.
  • Minimal out of town travel and/or site visits may be required.
