- Schedules, oversees and may assist assigned contractors ensuring the safety, quality and cleanliness of work performed. Escorts contractors in critical areas when required.
- Performs minor building interior repairs including drywall, paint, wall-covering, ceiling tile and grid, carpet and tile flooring, door and door hardware.
- Performs minor non-license plumbing repairs including faucets, sinks, toilets, drains, and valves.
- Performs exterior repairs including but not limited to irrigation, signs, fence, painting, and metal siding.
- Performs daily site inspections of the facilities and mechanical equipment to ensure proper operation.
- Performs preventive maintenance to building systems and equipment as assigned and creates equipment check sheets as requested.
- Provides a report to the Property Management Company noting any problems found.
- Performs minor non-license repairs of Heat Ventilation Air Conditioning (HVAC) systems, air conditioning units, exhaust fans, building automation controls and filter replacement.
- Performs minor non-license electrical repairs, such as replacing lamps, ballasts, switches, and receptacles.
- Manages work requests through TownSquare App, creates spreadsheets for and maintains an inventory of tools and supplies.
- Performs daily property cleaning and upkeep including, leaves, snow removal, dog waste stations and trash.
• Responsible for work order systems accuracy by verifying all orders are completed in a timely manner to company standards and the tenant’s satisfaction.
• Ensure maintenance requests are handled as quickly, efficiently and effectively as possible and always completed within 24 hours. Inform Property Manager and resident if work delayed due to needed parts.
• Promptly communicate with the property manager concerning all maintenance issues at the property.
EDUCATION/KNOWLEDGE/SKILLS/ABILITIES:
• High school diploma or equivalent is required.
• At least five years of experience in the property management industry or directly related field.
• General knowledge of all aspects of maintenance repair and service including plumbing, electrical, appliance repair, HVAC, general maintenance.
• Previous renovation/rehab or minor construction experience.
• Ability to read, write and understand English.
• Ability to use general office equipment, such as telephone, computer, printer, copier, and etc.
• Excellent customer service and interpersonal skills with the ability to relate to others.
• Strong organizational and time-management skills.
• Ability to multi-task.
• Ability to perform basic mathematical functions.
• Ability to cope with and defuse situations involving angry or difficult people.
