Lifetime HOA Management is seeking an experienced, motivated, and customer-focused HOA Community Manager to join our growing team in Austin, Texas.

This is more than a property management position—it's an opportunity to become the driving force behind vibrant, well-managed homeowner associations. As a Community Manager, you will oversee the daily operations of multiple HOA communities, foster positive relationships with Boards of Directors and homeowners, and ensure each community is professionally managed in accordance with governing documents, Texas law, and Lifetime HOA Management's standards of excellence.

What You'll Do

As an HOA Community Manager, you'll serve as the primary point of contact for multiple homeowners associations while ensuring each community operates efficiently, remains financially sound, and delivers an exceptional living experience for residents.

Community & Board Leadership

  • Build and maintain strong relationships with HOA Boards of Directors, homeowners, and community stakeholders.
  • Serve as the trusted advisor and primary liaison for assigned communities.
  • Prepare Board meeting agendas, management reports, Board packets, and meeting minutes.
  • Attend and facilitate Board meetings, Annual Meetings, committee meetings, and homeowner meetings, including evening meetings as required.
  • Advise Boards on governance, governing documents, policies, and industry best practices.
  • Ensure communities remain compliant with governing documents, Texas HOA laws, and company policies.

Community Operations

  • Manage the day-to-day operations of multiple homeowners associations.
  • Conduct routine property inspections to identify maintenance, architectural, landscaping, amenity, safety, and compliance concerns.
  • Coordinate maintenance requests, vendor services, capital improvement projects, and facilities management activities.
  • Monitor common areas, clubhouses, pools, parks, landscaping, irrigation systems, playgrounds, and other community amenities.
  • Ensure timely completion of work orders and follow up on maintenance issues.

Homeowner & Client Relations

  • Serve as the primary point of contact for homeowners and Board Members.
  • Respond promptly and professionally to homeowner inquiries and concerns.
  • Deliver exceptional customer service while building positive relationships within each community.
  • Address covenant violations and architectural requests in accordance with governing documents.
  • Mediate disputes between homeowners, Board Members, vendors, and contractors using professionalism, diplomacy, and fairness.

Financial & Administrative Management

  • Assist Boards in preparing annual operating and reserve budgets.
  • Review monthly financial statements, delinquency reports, reserve funding, and capital expenditures.
  • Monitor association financial performance and provide recommendations to the Board.
  • Review invoices, contracts, purchase orders, and vendor agreements.
  • Maintain accurate records, correspondence, reports, legal documentation, and association files.
  • Ensure fiscal responsibility and adherence to all governing documents and company financial procedures.

Vendor & Project Management

  • Solicit competitive bids and negotiate vendor contracts.
  • Coordinate contractors and monitor project progress from start to completion.
  • Evaluate vendor performance and ensure quality workmanship.
  • Oversee preventative maintenance programs and community improvement projects.

Compliance & Governance

  • Enforce community governing documents, architectural standards, and association rules fairly and consistently.
  • Ensure compliance with applicable Texas HOA laws, Fair Housing regulations, and other applicable legal requirements.
  • Support Boards through elections, annual meetings, document compliance, and governance matters.
  • Maintain confidentiality while exercising sound judgment and professionalism.

Technology & Reporting

  • Utilize HOA management software such as Vantaca, Yardi, OneSite, or similar platforms to manage homeowner communications, violations, inspections, work orders, budgets, and Board records.
  • Generate reports, maintain accurate data, and monitor community performance metrics.
  • Utilize Microsoft Office Suite to prepare correspondence, reports, presentations, and financial documentation.
  • Experience with CMMS (Computerized Maintenance Management Systems) is a plus.

What We're Looking For

We're looking for a relationship-focused leader who enjoys serving communities, solving challenges, and creating positive experiences for homeowners and Boards of Directors.

Qualifications

  • Minimum of two (2) years of HOA, property management, community association, or related real estate management experience.
  • Strong knowledge of HOA operations, governing documents, and Texas HOA laws.
  • Knowledge of Fair Housing regulations; familiarity with landlord-tenant laws, LIHTC programs, and Section 8 is beneficial but not required.
  • Experience managing budgets, reserve projects, financial reports, vendor contracts, and capital improvement projects.
  • Outstanding customer service, communication, negotiation, and conflict-resolution skills.
  • Strong organizational skills with the ability to prioritize multiple communities and deadlines.
  • Experience leading teams and collaborating effectively with Boards, homeowners, vendors, and internal staff.
  • Proficiency with Microsoft Office Suite (Word, Excel, Outlook) and HOA/property management software.
  • Experience with Vantaca, Yardi, OneSite, or similar management platforms is preferred.
  • CAI designations (CMCA®, AMS®, or PCAM®) are highly desirable but not required.
  • Bilingual (English/Spanish) is a plus.

Work Environment

  • Local travel throughout the Austin metropolitan area and surrounding communities to conduct inspections and attend meetings.
  • Regular community inspections and onsite visits.
  • Evening Board meetings and occasional weekend meetings or emergencies as required.
  • Fast-paced environment requiring strong organizational and time-management skills.

A valid Texas driver's license, reliable transportation, and proof of automobile insurance are required.
