We are seeking a Plant Operations Supervisor who will be responsible for the identification, prioritization, and scheduling/assignment of day-to-day facilities maintenance and housekeeping needs. Ensures regular, quality preventative maintenance efforts and assists Director of Facilities with the scheduling and management of special projects. Position requires the ability to perform and to supervise a variety of jobs relating to carpentry, plumbing, HVAC, construction, engineering Housekeeping and general maintenance work. Provides direct, hand-on supervision of multi-trade maintenance mechanics, housekeeping and contracted cleaning staff, as well as contractors, including HVAC technicians and painters. Holds staff and contractors responsible for quality of work and ensures compliance with university policies.
Position requires availability to address emergency maintenance issues 24 hours per day, in-person as necessary. Supports and works closely with Director of Facilities during operational or maintenance emergencies. The position will also oversee the implementation and effective use of a work order system and produce work related reports as needed.

Specific Duties & Responsibilities
Supervision of Staff and Contractors (50%)
- Responsible for hiring, training, and supervising a plant operations staff of five, plus a significant number of contractors. Ensure maintenance work in Peabody-owned buildings, including work performed by outside vendors and sub-contractors, meets or exceeds JHU quality standards.
- Establish and maintain the schedules for all plant operations activities, including vendors, sub-contractors, and JHU staff.
- Assign, manage, and evaluate planned and reactive maintenance repairs and projects.
- Utilize the University’s time keeping systems to accurately complete time and attendance reporting and approvals for staff.
- Ensure compliance with OSHA, BOCA, State and Federal regulations, and JHU safety standards for all work occurring in Peabody buildings.
- Develop and oversee employee engagement and professional development efforts for direct report staff.
- Troubleshoots technical problems with HVAC and control systems and determines necessary repairs
- Assists in capital planning process to forecast long terms HVAC systems updates.
- Manages moderately complex HVAC and plumbing performed by outside contractors
- Coordinates and communicates HVAC/ plumbing outages when required
- Reviews plans for future building and inspects new renovation projects to insure combability with HVAC and plumbing systems and codes.
- Assists Director of Facilities with developing RFP/ specifications for HVAC and infrastructure projects
Identify, Prioritize, and Oversee Facilities Efforts (30 %)
- Develop, implement, and maintain an efficient and comprehensive preventive maintenance program, using a computerized maintenance management system.
- Participate in regular and proactive inspections of all buildings to identify both routine and project work and to identify and plan capital improvement projects.
- Under the guidance of the Director of Facilities, develop and implement annual and long-term capital renewal program. This includes identifying and prioritizing projects to be completed on a fiscal year basis while working within a limited capital renewal budget.
- Assist the Director of Facilities in the development of annual plans and budgets. Manage and monitor financial budgets.
- Responsible for managing and reporting on all work orders and service using the facilities ticket system (MAXIMO) for the effective running of the department. Use data from the work order system to pro-actively manage work levels, work order status and job completion.
- In coordination with the Director of Facilities and in accordance with JHU policies, source contracts with outside vendors and maintain vendor relationships.
- In coordination with Director of Facilities and consultants, engage in specification and procurement of all equipment, parts, and supplies required for complete maintenance of Peabody-owned buildings. Develop and manage an inventory control system to manage critical parts and supplies.
Hands-on Expertise (20%)
- Must be sufficiently versed in many trades to successfully supervise multi-trade personnel and manage outside contractors and provide hands-on training and quality assurance, as needed.
Minimum Qualifications
- High School Diploma/GED or Trade School Graduate
- Three years of directly related experience required.
- Prior supervisory experience required.
- Must have valid driver’s license.
- Additional education may substitute for required experience to the extent permitted by the JHU equivalency formula.
Preferred Qualifications
- Five years experience supervising multiple direct reports strongly preferred.
- Demonstrated ability to develop project plans and to handle multiple priorities, including the ability to develop a timeline, handle multiple tasks on an ongoing basis.
- Experience in establishing, measuring and monitoring performance criteria and goals desired.
- Comfort with computer systems sufficient to use a work order system on a daily basis and to produce reports.
- Demonstrated ability to communicate effectively both in written and in oral forms.
- Strong interpersonal skills including demonstrated success working in partnership with other functional areas in order to achieve common goals.
- Demonstrated ability to manage internal and stakeholders, including internally facing customer service skills and the ability to nurture external relationships.
