Regional Property Manager – Affordable Housing

Locations: Pensacola, FL & Mobile, AL | Travel Required

Conventional Multifamily

I. JOB SUMMARY:

The Regional Property Manager is responsible for the overall performance of an assigned portfolio of conventional communities, including operational results, financial performance, team leadership, and owner relations. This role sets the standard for each community, builds and develops strong on-site teams, and holds those teams accountable for occupancy, collections, expense control, and customer service. The Regional Property Manager serves as the primary day-to-day contact for the portfolio's ownership groups, communicating performance with consistency and transparency and advocating for each asset's needs. This position is central to protecting owner investments and delivering the operational excellence that defines SPM's reputation.

II. ESSENTIAL DUTIES AND RESPONSIBILITIES:

  •  Team Leadership
    • â—¦ Recruits, hires, develops, and evaluates on-site property teams, placing the right leaders in the right roles and addressing performance issues with clear, honest, and constructive communication.
    • â—¦ Coaches Property Managers through operational challenges, transitions, and professional growth, maintaining a visible and engaged presence at each community.
  •  Operational Performance
    • â—¦ Manages portfolio occupancy, exposure, and leasing performance against budget and ownership expectations, directing pricing, concession, and marketing strategies as market conditions require.
    • â—¦ Monitors delinquency and collections, ensuring site teams follow SPM's rent collection and accounts receivable processes.
    • â—¦ Conducts regular property inspections and walks, ensuring physical presentation, market-ready standards, and curb appeal meet SPM expectations.
    • â—¦ Oversees resident satisfaction and online reputation, driving customer service standards and review performance at each community.
  •  Financial Management
    • â—¦ Prepares annual property budgets and manages portfolio performance to budget, including expense control and variance reporting.
    • â—¦ Reviews and approves property-level expenditures and invoices in accordance with SPM processes.
  •  Owner Relations
    • â—¦ Maintains consistent, proactive communication with ownership groups, including regular reporting, performance reviews, and capital recommendations.
    • â—¦ Supports community onboarding and offboarding, including management transitions executed on behalf of owners.
  •  Compliance and Risk Management
    • â—¦ Ensures portfolio compliance with all applicable laws and regulations, including fair housing, landlord-tenant, and safety requirements.
    • â—¦ Prepares communities for physical and regulatory inspections and ensures timely resolution of findings.

In addition, the Regional Property Manager will perform such other duties as may be assigned by the Vice President, Conventional Operations from time to time.

III. EDUCATION AND/OR EXPERIENCE:

  •  Required: Five or more years of multifamily property management experience, including on-site leadership as a Property Manager or multi-site oversight.
  •  Preferred: Bachelor's degree in Business Administration, Real Estate, or a related field.
  •  Preferred: Lease-up or new development experience.

IV. CERTIFICATES, LICENSES, REGISTRATIONS:

  •  Required: Valid driver's license, proper automobile liability insurance, and dependable transportation.
  •  Preferred: CAM (Certified Apartment Manager), CAPS (Certified Apartment Portfolio Supervisor), or CPM (Certified Property Manager) designation.

V. OTHER:

  •  Regular travel to assigned communities is required, including overnight travel for multi-market portfolios.
  •  Proficiency with property management systems (such as Yardi and Entrata), CRM platforms, and Microsoft Office is required.
