Summary Under the direction of the Executive Director, the Maintenance Technician is responsible for all day-to-day facility maintenance, customer service, renovations and repairs for the property. Must be flexible to respond to some emergencies and at the minimum be available for a phone call to help troubleshoot issues. Essential Duties and Responsibilities Assist in routine and specialized swimming pool maintenance on pools, equipment, aquatics pool/boiler rooms, pool filtration; assists in pool chemistry and meeting all required health codes. Responsible for the timely completion of all maintenance service requests as assigned. Assist in, and complete, all preventative maintenance programs for the site. Operate a variety of equipment and machines including saws, drills and various hand and power tools to perform repair and maintenance work; maintain tools and equipment in a safe, clean and proper working condition. Perform skilled building maintenance including repairs to doors, windows, roofs and other building parts; construct or assemble furniture and other structures; install and maintain lock systems and security systems. Perform skilled maintenance and repair on mechanical and electrical equipment; test and replace circuits; troubleshoot defective switches, receptacles, ballasts and other wiring; perform routine mechanical and electrical maintenance. Rebuild and repair equipment, structures and furniture; prepare surfaces for painting and apply surface coverings as required. Perform various plumbing duties; the repair and maintenance of various plumbing, help diagnose and repair drain systems, fix leaks and maintain cleanouts. Assist to maintain adequate stock of supplies and materials; assure workshop/storage areas are organized, clean and safe. Assist in maintaining studio wood floors, rubberized running track, ceramic tile, and other floorings. Working knowledge of the fire, life safety, and other safety programs of the facility, and ensure other members of the on-site staff follow the safety programs. Responsible for the timely completion of all maintenance service requests as assigned. Maintain a professional courteous manner with all tenants, vendors, contractors, patients, members, guests and fellow employees. Perform all duties and responsibilities in compliance with company, and generally accepted, OSHA safety practices. Other duties as assigned. Education and/or Experience A high school diploma (or GED) with at least 2-3 years of experience and/or formal training required. Trade Skills and Knowledge A high degree of skill and competency is required in general plumbing, electrical, carpentry and basic trade knowledge. Knowledge of motors and motor controls, boilers and chillers a plus (EPA certification not required). Skills in painting, carpet work, grounds maintenance and drywall repair required.  License or Certificate Possession of, or ability to obtain, an appropriate, valid driver’s license and automobile insurance.  Language Skills The ability to read safety rules, basic schematics and equipment manuals is required. The ability to read and comprehend simple instructions, short correspondence, and memos required along with the ability to write simple correspondence and to effectively present information to tenants, vendors, and other employees of the property is necessary. Must be able to read and write English. Mathematical Skills Must show basic understanding of math on test designed by company for this position. Reasoning Ability The ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions required. The ability to deal with problems involving a few concrete variables in standardized situations is necessary. Physical Demands While performing the duties of this Job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms and talk or hear. The employee is frequently required to climb or balance and stoop, kneel, crouch, or crawl. The employee is occasionally required to sit. The employee must regularly lift and/or move up to 50 pounds and up to 100 lbs. occasionally. Specific vision abilities required by this job include near and far vision. Must be able to climb stairs and ladders and reach heights of 8 feet with the aid of a ladder. No fear of heights (24 feet or more). Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
