The Maintenance Technician is responsible for maintaining the condominium property's common areas, building systems, and grounds to ensure a safe, clean, and well-maintained environment for residents. This position performs preventive maintenance, repairs, inspections, and responds to maintenance requests while providing excellent customer service to homeowners and residents.
Key Responsibilities:
- Perform routine maintenance and repairs on common-area facilities and equipment.
- Inspect and maintain building systems, including HVAC, plumbing, electrical, lighting, and mechanical equipment.
- Conduct preventive maintenance according to established schedules.
- Respond promptly to maintenance requests and emergency situations.
- Repair or coordinate repairs for doors, locks, windows, drywall, flooring, and other building components.
- Maintain common areas, hallways, parking lots, garages, clubhouses, pools, and recreational facilities.
- Assist with seasonal maintenance, including snow removal, salting, landscaping support, and storm preparation.
- Monitor contractor work and report any issues to management.
- Maintain inventory of tools, equipment, and maintenance supplies.
- Ensure compliance with safety regulations and condominium association policies.
- Keep accurate records of maintenance activities and completed work orders.
- Assist with building inspections and preparation for regulatory or insurance inspections.
