Compliance Specialist
$35.00 - $38.00 + $1,000 Sign-On Bonus
Position Summary
The Compliance Specialist is responsible for ensuring all assigned affordable housing communities remain in full compliance with federal, state, and local regulatory requirements. This role partners closely with onsite property teams and the Compliance Director to review resident files, validate eligibility determinations, prepare regulatory reports, and support agency audits across multiple affordable housing programs.

Key Responsibilities
- Review and monitor resident files for compliance with LIHTC, Section 8, Public Housing, HOME, and other affordable housing program requirements
- Analyze and determine household income, assets, and eligibility, including use of EIV systems
- Process and review initial certifications, annual recertifications, and interim recertifications
- Identify compliance deficiencies and provide corrective action guidance to onsite teams
- Prepare and submit monthly, quarterly, and annual compliance reports
- Support lease-up activities, including file approvals and eligibility reviews
- Participate in LIHTC and regulatory audits conducted by state agencies and housing authorities
- Conduct onsite file reviews and compliance monitoring visits
- Maintain up-to-date knowledge of regulatory changes and best practices
- Provide training and ongoing support to property teams on compliance standards and file quality
Required Qualifications
- Minimum of 3+ years of experience administering affordable housing programs
- Demonstrated experience processing applications and determining eligibility for affordable housing programs
- Strong background reviewing resident files and identifying compliance deficiencies
- Experience supporting lease-up communities
- Experience preparing compliance reports and supporting agency audits
- Strong knowledge of LIHTC, Section 8, Public Housing, and HOME program requirements
- Excellent analytical, investigative, and organizational skills
- Strong written and verbal communication skills
- Ability to work independently and manage multiple competing deadlines
Required Certification (minimum of one)
- Certification of Occupancy Specialist (COS – HUD)
- Housing Credit Professional (HCP)
- Specialist in Affordable Housing Management (SAHM)
Preferred Qualifications
- Additional Fair Housing or affordable housing–related certifications
- Yardi experience preferred
- Multi-state affordable housing compliance experience across Massachusetts, Connecticut, Rhode Island, and New York preferred
- Experience working with LIHTC, Public Housing, Section 8, HOME, and other agency programs
- Bilingual abilities are a plus (English required)
Work Environment & Expectations
This role requires regular collaboration with onsite property teams and the Compliance Director. Travel to assigned communities, including occasional overnight stays, may be required. Work is performed both onsite at properties and in the corporate office. The ideal candidate is compliance-focused, adaptable, and committed to continued professional development within affordable housing regulations.
