Job Purpose

The Financial Analyst plays a key role in supporting the financial and operational management of STAG’s 120M+ square foot industrial real estate portfolio. Working closely with the Operations Associate to support portfolio management activities, the Financial Analyst develops financial models, forecasts portfolio operating performance, supports public REIT reporting, and performs strategic analysis to inform operational decisions across the full real estate life cycle.

The position partners cross-functionally with Regional Management, Asset Management, Property Management, Acquisitions, Accounting, and Investor Relations. The role supports the evaluation of leasing, development, redevelopment, and disposition opportunities while monitoring portfolio performance and key operating metrics.

Success in the role requires strong analytical capabilities, advanced financial modeling skills, intellectual curiosity, and the ability to communicate complex financial information into clear insights for senior leadership.

Duties and Responsibilities

Investment Analysis & Financial Modeling (Ongoing):

• Financial Analysis – Develop detailed cash flow models in Excel using proprietary templates to evaluate the economic impact of leasing, development, redevelopment, repositioning, and disposition opportunities across the portfolio.

• Sensitivity Analysis – Perform sensitivity analyses to assess the impact of various scenarios on financial returns and portfolio performance.

• Portfolio Strategy Support – Partner with Regional Managers and Asset Managers to evaluate leasing strategies and lease transactions, providing data-driven recommendations to optimize asset and portfolio performance.

• Investment Memoranda – Coordinate with cross-functional teams to prepare investment memoranda and transaction summaries for senior management approval.

• Dispositions – Maintain the company’s asset disposition pipeline and tracking materials. Support the disposition process, including coordination with Legal and Accounting departments.

• Process Improvement & Automation – Identify opportunities to improve reporting, financial modeling, and data workflows through automation and improved analytical tools.

Budgeting, Forecasting & Performance Analysis (Monthly):

• Budgeting & Forecasting – Support the preparation of annual NOI and capital expenditure budgets for the operating portfolio and maintain monthly reforecasts of projected portfolio operating performance.

• Variance Analysis – Monitor actual performance against initial budgets and reforecasts. Perform variance analyses and clearly communicate drivers of NOI changes, emerging trends, risks, and opportunities to the Asset Management team and senior leadership.

• KPI Monitoring – Track and analyze key REIT performance indicators, including Same Store NOI growth, occupancy, leasing spreads, and tenant retention.

• Operations Results – Prepare materials summarizing operational and financial performance for monthly management meetings.

Financial Reporting & Investor Relations Support (Quarterly / As Needed):

• Internal & Public Reporting – Assist in preparing management reports and quarterly business updates related to portfolio operating and financial performance.

• Earnings Call Preparation – Provide analysis and supporting materials for quarterly earnings call preparation, particularly related to operations and portfolio performance, providing meaningful exposure to senior leadership.

• Market & Portfolio Research – Conduct research on industrial markets and REIT portfolios to support strategic planning.

• Accounting Analysis – Prepare Argus Enterprise cash flow models related to potential dispositions for accounting and valuation purposes.

Qualifications

Education:

• Bachelor’s degree required, preferably in Finance, Economics, Accounting, Mathematics, or Real Estate.

Experience:

• Minimum 2 years of experience in real estate, finance, investment analysis, or a related industry.

• Demonstrated ability to independently manage analyses and communicate results to senior stakeholders.

Technical Skills:

• Advanced Excel modeling skills, including complex cash flow analysis and large dataset aggregation.

• Understanding of industrial real estate fundamentals and financial terminology.

• Proficiency in Microsoft Office (Excel, PowerPoint, Word, and Outlook).

• Familiarity with data visualization and analytical tools such as Microsoft Power BI is preferred.

• Working knowledge of Argus Enterprise (cash flow modeling) is a plus.

Working Conditions

Position does not require special working conditions. Employees work in an office setting utilizing a laptop provided by the company. Limited travel within the United States may be required.
