At Trinity Management, LLC, we are committed to providing safe, well-maintained communities where residents are proud to live. We are seeking an experienced and hands-on Maintenance Superintendent to lead maintenance operations for one of our residential communities.

This leadership role is responsible for overseeing all aspects of property maintenance, including preventative maintenance, work order completion, unit turnovers, vendor management, and capital improvement projects. The ideal candidate is a skilled maintenance professional with strong leadership abilities, technical expertise, and a commitment to delivering exceptional service.

Key Responsibilities

  • Supervise and mentor maintenance staff while ensuring work is completed efficiently and to company standards

  • Manage and coordinate third-party vendors and contractors

  • Perform and oversee repairs involving plumbing, electrical, HVAC, carpentry, appliances, and general building systems

  • Manage preventative maintenance schedules and ensure timely completion of daily work orders

  • Oversee apartment turnovers, move-in preparations, and move-out inspections

  • Prepare the property for REAC inspections, preventative inspections, and other regulatory reviews

  • Coordinate capital improvement projects and seasonal maintenance activities

  • Participate in an emergency on-call rotation and respond to after-hours maintenance emergencies as needed

  • Manage maintenance inventory, supply ordering, vendor relationships, and maintenance records

  • Ensure common areas, grounds, mechanical systems, and building exteriors remain clean, safe, and well-maintained

  • Partner closely with the Property Manager to support operational goals, inspection readiness, and resident satisfaction

  • Maintain compliance with company policies, safety procedures, and applicable building codes

Qualifications

  • 3–5 years of maintenance experience in multifamily, residential, commercial, or property management environments

  • Previous supervisory or lead maintenance experience required

  • Strong technical knowledge of plumbing, electrical, HVAC, carpentry, appliance repair, and general maintenance practices

  • EPA Certification and HVAC experience preferred

  • Excellent troubleshooting, diagnostic, and problem-solving skills

  • Strong organizational and time management abilities

  • Ability to prioritize multiple projects and meet deadlines in a fast-paced environment

  • Professional communication skills with residents, vendors, contractors, and team members

  • Ability to participate in an on-call rotation and respond to emergency situations

  • Valid driver's license required
