Performance Marketing Manager  

 

Samuels & Associates is one of Boston's most recognized real estate developers and property managers, known for transformative mixed-use developments that shape the city's neighborhoods. We are looking for a Performance Marketing Manager who thrives at the intersection of data, creativity, and strategy, someone who doesn't just run campaigns, but builds the systems and insights that consistently fill buildings.


This is a high-impact, high-visibility role based in Fenway, one of Boston's most vibrant and fast-evolving neighborhoods. You will own performance marketing across our residential and commercial portfolio, with direct influence on leasing velocity, cost efficiency, and property-level financial outcomes. If you are energized by connecting marketing data to business results and want a seat at the table where those decisions are made, this role is built for you.


This position offers a hybrid schedule with 3–4 days on-site in Fenway, putting you at the center of the portfolio you are marketing and the teams you're supporting.



What You'll Own

  • Lead Generation & Digital Acquisition
    • Plan and manage paid media across Google, Meta, geofencing, and programmatic platforms; oversee ILS channels; and partner with property teams to align campaigns with leasing goals and availability.

 

  • Search & Discoverability
    • Lead SEO strategy to improve organic visibility across the portfolio, while staying ahead of evolving search behaviors — including AI-driven discovery platforms.

 

  • Conversion Optimization & Analytics
    • Own the full leasing funnel from click to signed lease. Build and maintain dashboards tracking CPL, cost per tour, cost per lease, and channel attribution — and translate the data into clear decisions.

 

  • Marketing Technology & AI
    • Evaluate, test, and implement martech and AI-driven tools that improve targeting, automation, campaign performance, and reporting efficiency.

 

  • Vendor & Budget Management
    • Manage agency and vendor relationships, oversee digital marketing budgets, and ensure spend is allocated to maximize measurable ROI.


What You Bring

  • 3-5 years of experience in growth, digital, or performance marketing. Experience in real estate, residential property management, hospitality, or a related field preferred.
  • Strong understanding of digital acquisition: paid search, paid social, and programmatic advertising
  • Proven success managing SEO/SEM strategies and external marketing vendors
  • A strong analytical mindset -experience with dashboards, attribution models, and performance data
  • Experience with marketing technology platforms, CRM systems, and analytics tools
  • Genuine curiosity about AI-driven marketing tools and a desire to lead adoption, not follow it
  • The ability to manage competing priorities across a dynamic, fast-paced environment

Compensation

  • Base Salary Range: $110,000 – $125,000, commensurate with experience

Working Conditions
